Really pleased to receive another fantastic review following a recent Level 3 Building Survey.

A detailed report is important, but just as important is making sure the client actually understands what the findings mean.

That is why I take the time to explain the key issues clearly, put defects into context, and answer follow-up questions where needed. The aim is not simply to produce a long report, but to give buyers the information and confidence they need.

Opening a survey and seeing several red Condition Rating 3 boxes can make the property you were excited about suddenly look like a disaster.

But the number of red ratings rarely tells the whole story.

One underlying defect can affect several parts of the report, and not every red rating carries the same level of risk. What matters is why the rating has been given, how serious the issue is and what you should do next.

A good view across Hitchin while carrying out an inspection today. 🏡

One of the things I enjoy about surveying locally is the variety of properties you come across, often within just a few streets of each other. Different ages, construction methods, alterations and maintenance histories all bring their own considerations.

🏡 Sorry we have been a little quiet on here recently. It has been a busy few weeks out inspecting properties and helping clients understand their next steps.

This week has been a great example of how varied survey work can be.

We have been out to inspect a Victorian terrace in Gamlingay and a 1960s detached house on Long Road, Cambridge. Two very different properties, with different construction styles, different maintenance considerations, and different things for buyers to think about.

That is why a survey should always be property-specific.

Older period homes can come with issues linked to age, alterations, dampness, roofs, chimneys and traditional construction. More modern homes can still have defects too, including drainage, roof, guttering, ventilation, services, alterations and general maintenance concerns.

The aim is always the same: to help buyers understand the property properly, put the findings into context, and make informed decisions before moving forward.
