I also produce structural surveys for homebuyers as well as site inspections. I am Marcin and I am a structural engineer with a Bachelor degree in Civil Engineering. I graduated in 2006. Have you observed white staining or powdery deposits on your masonry walls, or perhaps noticed chipped edges on bricks or concrete blocks? This is not a cause for concern. Efflorescence can be effectively treated, and damaged bricks or blocks can likely be attributed to poor quality materials and water ingress, which expands during winter months, causing damage. Fortunately, these issues can be remedied. Please see the comments for guidance on repair solutions.

It's essential to note that not all cracks indicate settlement problems, and not all out-of-plumb walls are a result of progressive movement. There may be alternative explanations for these issues, and consulting an experienced Structural Engineer is the best course of action. If you have noticed cracks in your cavity wall, especially stepped or the wall is bulging, this might be sign of wall ties corrosion. Current wall ties are made of stainless steel but before mid 80s the wall ties were made of mild steel which can corrode quicker and at the same time it can expand 7x the original size. Be assured this is not the end of the world and it can be easily repaired. Some of the solutions you can find under the below link to Permagard products:

In this second post about Retaining wall failures, I want to highlight some less obvious but equally serious problems that can affect your retaining wall. One common issue is tree roots growing too close to the wall. As roots expand, they can push against the structure, causing cracks, displacement, or even tilting over time.

Another point often overlooked is the lack of proper movement joints. Retaining walls—especially long ones—need joints to handle expansion, contraction, and minor ground shifts. Without them, cracks can form and weaken the structure.

Mechanical damage is also something to watch for. Impacts from vehicles, garden machinery, or even construction equipment can compromise the wall’s integrity.

If you notice cracks, leaning, or any movement in the wall—or if there are large trees growing nearby—it’s worth getting a professional opinion before things get worse.

If you have a retaining wall on your property, I recommend keeping an eye on it. The sooner you notice a problem, the sooner it can be fixed. This time, I'll publish two separate posts to highlight the main problems you might encounter. In the first part, I'll start with the worst-case scenario: a complete collapse. I wouldn't wish this scenario on anyone, but if you see it, you might be more sensitive to certain signs that might appear on your retaining wall.
