💧 Hidden Leak Found & Repaired – West Lane

This customer had already had another plumber investigate a leak at the property. Sections of the ceiling, coving, skirting board and wall had been removed trying to locate the source — but unfortunately, the leak still hadn't been found.

We were called in to investigate.

🔎 We initially lifted a few floorboards upstairs, but quickly noticed the water was actually travelling across the top of the flooring from behind the skirting board.

Rather than continuing to lift more flooring unnecessarily, we followed the water back to its source and opened the wall further.

💦 Leak found!

The problem was an old connection where lead pipework had been soldered to 15mm pipe. The joint had failed and was leaking inside the wall.

We:

🔧 Located the exact source of the leak
🔧 Cut out the failed section of pipework
🔧 Installed a Lead-Loc fitting to create a secure connection
🔧 Tested the repair and confirmed the leak was resolved

Finding hidden leaks isn't always about cutting more holes — it's about following the evidence and finding where the water is actually coming from.

🔥 Underfloor Heating Installation – Thorntree | The Project Continues…

Following on from Day 1 & Day 2 of our underfloor heating installation in Thorntree, here's the next stage of the project! 👷‍♂️🏠

The system is really starting to come together now, with the underfloor heating being installed across the property and everything progressing towards the final setup.

This project includes 20mm overlay underfloor heating, with separate heating zones being created so the homeowners will have much better control over how their home is heated.

💧 Another leak repaired in Guisborough! 🔧

Our customer noticed water escaping from their heating system, so we attended to investigate the issue.

After a thorough inspection, we found a small hairline crack in the left-hand side of the boiler manifold, which was squirting water from the side. Even a tiny crack like this can quickly lead to pressure loss and potentially cause more extensive damage if left unattended.

✅ Supplied and fitted a brand-new left-hand side manifold
✅ Replaced the automatic air vent (AAV)
✅ Pressure tested the system
✅ Checked everything was operating correctly before leaving

If you've noticed your boiler losing pressure, water underneath it, or any signs of a leak, don't ignore it. Catching problems early can often prevent a much bigger and more expensive repair.

🚧 Day 1 & 2 – Underfloor Heating Installation in Thorntree! 🔥

Another exciting project well underway! This week we're transforming a home in Thorntree with a complete wet underfloor heating system designed to provide even, energy-efficient warmth throughout the property.

Over the first two days we've been busy preparing and installing:

✅ 20mm overlay underfloor heating boards throughout the hallway, living room and kitchen
✅ Additional underfloor heating installed in the guest bedroom
✅ Overlay boards securely bonded in accordance with the manufacturer's installation guidelines
✅ Pipework laid ready for connection
✅ Underfloor heating manifolds positioned in the understairs cupboard and guest room
✅ Flow and return pipework run back to the heating system
✅ Electrical cabling installed for the underfloor heating controls

Once complete, this system will include:

✔️ Separate heating zones for upstairs and downstairs radiators with independent thermostats and motorised zone valves
✔️ A dedicated thermostat controlling the underfloor heating
✔️ Full integration with the existing boiler
✔️ Complete electrical installation by our team
✔️ Pressure testing, filling and full system commissioning before handover

Installing underfloor heating takes careful planning and attention to detail, but the end result is a warmer, more comfortable home with hidden heating and improved efficiency.
