We come to your project with open eyes and ears, and with honesty, curiosity and care. Our clients love what we do, and they also love the way we do it. They tell us we're calm, attentive, full of ideas, and a joy to work with. We've

now put down roots in Sussex and we work from an old milking shed not too far from Midhurst, after many years based in London. We love working close to home and getting to know our patch, but our projects still take us all over London, the South East, and beyond.

Three proposals arrive. The numbers are nothing like each other.

One is a few hundred pounds. Another is several times more. So which one represents the best value?

The answer isn't necessarily the cheapest and this is because you may not be comparing the same thing.

A set of drawings, a planning application, a fully resolved design, interior design, tendering, contract administration and support throughout the build are very different levels of service.

And everything that hasn't been decided before the builder starts has to be decided by someone. Often, that means making decisions quickly, on site, when changes are harder and more expensive.

Our latest article, "The Cost of Getting It Right", looks at what you're actually paying for when you commission architectural services and why resolving decisions early can ultimately save money, time and a lot of stress.

We love designing kitchens for our clients. Quirky. Colourful. Calm. Classic. Contemporary. There’s no single formula for a great kitchen and we wouldn’t want there to be. The best kitchens are the ones that feel like they belong in the home, and more importantly, to the people who live there.

Sometimes that means bold colour and unexpected details. Sometimes it’s natural materials, quiet tones and a more timeless feel.

What would your dream kitchen look like?

We love hearing how a project has changed the way our clients live in their home and this one really stayed with us.

“George & James are incredible architects. They guided us with kindness, patience and complete professionalism. They turned our woolly suggestions into a vision for our house that we’d never have thought of in a million years. Their suggestions were simple yet incredibly effective and have truly transformed how we live in our home.”

It’s always a privilege to hear that the finished home has made such a difference to everyday life.

George & James is led by Simon and Darren — architects, directors and partners in both life and practice.

Their partnership is reflected in the way we work: collaboratively, thoughtfully and with genuine care. For you, that means a consistent team, clear communication and architects who remain personally invested in your project from first conversation to final completion.

We believe the best homes come from strong relationships. That's why you'll always work closely with the people leading your project, from the earliest ideas through to the finished result.

Every home starts with a conversation. Contact us to start yours.

Colour is one of the most powerful tools in our material palette.

Used well, it can zone a space, add warmth, bring character, or simply make a room feel more like you. From a confident green garden room to a deep blue boot room, a leafy wallpaper to an unexpected flash of terracotta , colour lets a home feel considered and personal, not neutral by default.

We're not precious about a particular palette. What matters is that the colour earns its place and that it works with the light, the materials around it and how the space is used. Sometimes that's a soft, calming shade. Sometimes it's bold enough to stop you in your tracks.

There’s something particularly satisfying about visiting a project on site and seeing ideas that have lived on paper for months taking shape. At this stage, it might look like a building site — because it is one! — but behind the scaffolding, dust and unfinished surfaces, you can start to see the spaces, proportions and details coming together. Regular site visits are an important part of the way we work. They allow us to keep a close eye on the design as it develops, work collaboratively with the wider team and deal with the inevitable questions and decisions that arise along the way. The finished home may be the bit that everyone gets excited about, but this is the important work that gets it there.

We are delighted to have secured planning permission for the thoughtful transformation of this Edwardian home.
Our clients want to create a forever home that could adapt as family life changes, while preserving everything they love about the original house.

The design reimagines the rear of the property with generous living spaces that open onto the garden, alongside practical additions including restored outbuildings, flexible workspaces and carefully considered family accommodation.

Every decision has been guided by a simple idea: to create a home that feels as though it has always belonged here and one that will continue to support its owners for many years to come.

Good materials aren't just about how they look. They're about how a home feels and how it ages. Every material we choose shapes the atmosphere of a space, not just its appearance, but how it performs, how it wears and how it lives with you over time. Many natural materials only grow more beautiful with age and use. That's not a flaw to design around, it's something we design for. We think about how materials look, feel, perform and age and create homes that are beautiful now and will be in the future.

How much is it going to cost?

It’s one of the first questions we’re asked — and quite rightly.

A building project is a significant investment, so understanding the likely cost early on is important. The construction itself is only part of the picture. There are professional fees, statutory costs, VAT and all the details that go into creating your finished home.

That’s why we look at the full picture early on and aim to replace uncertainty with a considered plan, so you can make informed decisions about your project from the outset.

Great design starts with informed decisions. And a good conversation.

If you’re ready to start yours, we’d love to hear from you.

Every project starts with a conversation.

Last Thursday we opened our studio for an evening of conversation, ideas and a glass of English sparkling. It was a pleasure to welcome clients, share some of our recent work and hear about the exciting plans others have in mind for their homes.
Thank you to everyone who joined us and helped make it such an enjoyable evening.
