George and James Architects

George and James Architects We design thoughtful and timeless buildings and interiors that spark joy. It should be simple and functional, beautiful yet understated.

Every building should make you feel good – whether it's your home, your workplace, or perhaps a farm shop, cafe or yoga studio. We listen before we do anything else. We come to your project with open eyes and ears, and with honesty, curiosity and care. Our clients love what we do, and they also love the way we do it. They tell us we're calm, attentive, full of ideas, and a joy to work with. We've

now put down roots in Sussex and we work from an old milking shed not too far from Midhurst, after many years based in London. We love working close to home and getting to know our patch, but our projects still take us all over London, the South East, and beyond.

A quick progress update from one of our projects.

This bespoke pool house in West Sussex is really starting to come together, with completion planned for August. The finished building will provide everything needed for relaxing and recharging, including a shower and changing room, kitchenette, home gym and sauna.

One of our favourite features is the sedum green roof, which softens the architecture and helps the building sit gently within its landscape while adding environmental benefits and seasonal interest.

We can’t wait to see the completion of this project moves towards completion.

We are delighted to have secured planning permission for this contemporary South Downs cottage. A fantastic collaborative effort alongside Graham Morrison, .ltd, .bearman_architecture and Studio Engleback.

Designed around a simple brief to create a warm, sustainable family home, the proposal maximises views and natural light through generous glazing and open-plan living spaces. Large sliding doors connect the house to the landscape, while natural materials and a low-impact form help it sit comfortably within its rural setting.

The four-bedroom home is designed for long-term living, combining energy-efficient design, renewable technologies and flexible family spaces with a strong connection to the surrounding countryside.

It's been a busy week in the studio.

We've welcomed lots of clients to chat through new ideas, review designs and talk about what's next for their projects.

We genuinely love these meetings. Every project starts with a conversation and it's always such a pleasure getting to know the people we're designing for.

Moments like this are why we love taking part in Barkitecture at .

It gives our team the opportunity to step away from the everyday, think differently, and create something purely for the joy of design.

Our rocket-shaped kennel took us on quite a journey and led to plenty of memorable moments, but seeing climb aboard might just be our favourite. Along the way, the project won the People's & Paws Award and sold for £3,500 at auction, raising funds for .

It's a reminder that great design can bring people together, start conversations, support good causes, and sometimes even persuade an astronaut to climb into a dog kennel...

We'll call that a successful mission.

A home is so much more than a place to live. It is a space shaped by light, proportion, material, and memory, designed to support the rhythms of everyday life and create a sense of belonging. Whether reimagining an existing home or building from the ground up, George & James Architects create homes designed around the way you live.

Every home starts with a conversation.

The reconfiguration of Haslemere House created a new snug, a space designed for quiet moments, gathering with family, and enjoying moments throughout the changing seasons.

A vaulted ceiling, wood-burning stove and expansive glazing bring warmth, character and a strong connection to the landscape beyond, creating a room that’s as inviting as it is beautiful.

We introduced a hidden touch of luxury within the hallway at Herefordshire Farmhouse.

A contemporary spiral wine cellar was installed beneath the floor, with a concealed door perfectly matching the surrounding flooring, allowing the collection to remain discreet when not in use.
