Does more viewers mean a better sale??

It is one of the most demoralizing parts of selling. Weeks of tidying, evenings surrendered to strangers, warm comments at the door, and nothing. Sellers almost always conclude the house is the problem. Usually it is the filter and getting the right buyers through the door.......and clubbing people over the head and dragging them through the door is not the way....this just ends up in wasted time and frustration.

Genuine buyers will be happy to talk through their needs and situation and usually respect being asked. The ones who are limited in the information they provide or dont want to, were never going to offer.

We need to make sure we are targeting the right kind of buyer through marketing strategy, pricing and good questions to make sure the home initially suits them.

Fewer viewings, better viewings, faster sale. That is what proper buyers and qualification actually buys you.

Everyone knows about the spring market. Far fewer people plan properly for the second one, which is arguably better suited to how Milton Keynes actually works.

August is always quiet here. Then the schools go back, the corporate relocation cycle kicks in for the autumn, and by the second week of September the enquiries change character completely. The buyers still looking are the ones who need to move rather than the ones idly browsing on a sunny Sunday. Shorter chains, quicker decisions, less time wasted.

Milton Keynes has a particular advantage in this window. A large share of our buyer pool is relocating for work, moving in from London for space, or trading up within the city, and those buyers tend to be decisive and well prepared. They also tend to be looking at a specific point in the year, and this is it.

The window runs from now to roughly the end of November. Homes already on the market and looking their best take the pick of it.
