We also found the existing soil pipe had originally been installed above floor level, preventing the shower tray from sitting flush to the floor. We altered and repositioned the pipework to allow the low-level tray installation exactly as the customer wanted ๐Ÿ‘Œ๐Ÿผ

Once we started removing the tiles, we discovered ๐—ฒ๐˜…๐˜๐—ฒ๐—ป๐˜€๐—ถ๐˜ƒ๐—ฒ ๐˜„๐—ฎ๐˜๐—ฒ๐—ฟ ๐—ฑ๐—ฎ๐—บ๐—ฎ๐—ด๐—ฒ to the walls, they were soft, spongy, and clearly compromised.

After taking the bath out, things got even worseโ€ฆ the floor joist had ๐—ฐ๐—ผ๐—บ๐—ฝ๐—น๐—ฒ๐˜๐—ฒ๐—น๐˜† ๐—ฟ๐—ผ๐˜๐˜๐—ฒ๐—ป ๐˜๐—ต๐—ฟ๐—ผ๐˜‚๐—ด๐—ต, you could literally put your fingers through it ๐Ÿ˜ณ

We also noticed the floor had started to drop due to the damage. At that point, we removed the rest of the bathroom and tiles to fully assess the situation. Weโ€™ve arranged for a joiner and plasterer to inspect and get everything back to a ๐˜€๐—ฎ๐—ณ๐—ฒ ๐˜€๐˜๐—ฎ๐—ป๐—ฑ๐—ฎ๐—ฟ๐—ฑ.

On inspection, we found water leaking from the boiler into the underfloor heating pump, which was causing the fault. We isolated the issue to restore heating and hot water temporarily, then carried out a full system check.

Further faults identified:
โ€ข Leak from the right-hand manifold and auto air vent
โ€ข Failed fan pressure test
โ€ข Blocked heat exchanger
โ€ข Incorrect wiring to zone valves and boiler, causing constant cycling on temperature limit

After discussing repair options, the landlord opted for a ๐—ณ๐˜‚๐—น๐—น ๐—ฏ๐—ผ๐—ถ๐—น๐—ฒ๐—ฟ ๐—ฟ๐—ฒ๐—ฝ๐—น๐—ฎ๐—ฐ๐—ฒ๐—บ๐—ฒ๐—ป๐˜.

A recent customer wanted to upgrade their old boiler, so we installed a brand new ๐—ฉ๐—ถ๐—ฒ๐˜€๐˜€๐—บ๐—ฎ๐—ป๐—ป ๐Ÿฌ๐Ÿฎ๐Ÿฑ ๐—ฏ๐—ผ๐—ถ๐—น๐—ฒ๐—ฟ with a ๐Ÿฑ ๐˜†๐—ฒ๐—ฎ๐—ฟ ๐˜„๐—ฎ๐—ฟ๐—ฟ๐—ฎ๐—ป๐˜๐˜† for reliability and peace of mind.

We also replaced the old, ugly pipework to give the new boiler the clean finish it deserves. On top of that, we upgraded the condensate pipe to meet regulations โ€” fully insulating it through the wall and increasing the pipe size to help prevent freezing during colder weather.
