⚠️ What We've Found This Week ⚠️

During a recent property inspection, we identified two issues that are more common than many landlords realise:

🔌 Unsafe electrical wiring – signs of previous alterations that did not meet current safety standards and had the potential to become a serious hazard.

🚨 Out-of-date smoke alarms – alarms that had exceeded their recommended lifespan and could not be relied upon to provide adequate protection in the event of a fire.

Neither issue was obvious during a routine visit, but both were identified through a thorough inspection.

For landlords and estate agents, regular electrical inspections and safety checks aren't just about compliance,they help ensure properties remain safe for tenants and reduce the risk of costly problems later on.

Started a friendly competition between the lads to see who can wire the neatest consumer unit ⚡

Safe to say everyone’s taken it very seriously:
• perfectly dressed cables
• labels lined up flawlessly
• and consumer units so tidy nobody wants to put the cover back on 👌

Meanwhile Cam has officially declared himself:
“the best consumer unit installer in Nottinghamshire”

…and has confirmed he will not be accepting alternative opinions at this time 😂

Restocking the vans ready for another busy week ⚡

Batteries charged, consumables topped up, tools organised, and everything in place so the team can get straight on with the job.

A well-stocked van makes all the difference on site… although apparently the most important item isn’t cable or connectors.

It’s the obligatory pack of biscuits 🍪

According to Chris, this is now “part of the contract” and must remain fully stocked at all times.

Rental Sector Compliance Alert ⚡

Landlords & Agents: Is your Electrical Installation Condition Report (EICR) still valid?

Under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, every rental property in England must have:

1. A valid EICR carried out at least every 5 years by a qualified electrician
2. Copies to tenants within 28 days of the inspection
3. Copies to new tenants before they occupy the property
4. Copies to your local authority within 7 days if requested
