Is your boiler losing pressure regularly?

This property we started work on today has had a long term leak on a radiator but the owner just kept topping up pressure daily unaware of the damage the leak was causing . Resulting in DRY ROT fungus germinating under the timber subfloor.
Process:
π΅ Radiator leak develops
π΅ Water gets trapped under the floor and soaks into floorboards / joists.
π΅ When the moisture content of the timber gets high enough for a sustained period, fungi can survive and feed on it.
π΅ Fungal spores activate
Dry rot fungus spores are commonly present in the environment already. They only begin growing when conditions are right:
* moisture
* timber
* limited airflow
* moderate temperatures
π΅ Fungus spreads through the timber
The fungus digests the wood fibers, weakening the structure. As the timber decays, it may crack into cube-like pieces, shrink, or become brittle.
Even after the leak stops, damage can continue.
