We have now started inspections of properties next to the A 1 between Gosforth and the River.
It’s not too late to claim if you live there due to the 4 lanes being increased to 6 and there is more noise.

Claims have now been submitted since 27 September 2023 for residential properties running along side the A1 from the river Tyne north to Great Park roundabout at Gosforth.

This is to reflect increased noise and vibrations from the lanes extending from 4 to 6.

New lanes will open north bound from 1 September while work is completed on Allerdene Bridge.

A1 Scotswood to North Brunton

1. NATIONAL HIGHWAYS LIMITED HEREBY GIVES NOTICE the altered highway described in the Schedule below, was first open to public traffic on 26th September 2022. That date is known as the “relevant date”.

2. Under Part I of the Land Compensation Act 1973 (as amended) (from now on referred to as the Act), compensation can be claimed by anyone having a qualifying interest in land (see paragraphs 8 and 9 to this notice) if the value of that interest has been depreciated by more than £50 by physical factors caused by the use of the altered highway. The physical factors are noise, vibration, smell, fumes, smoke and artificial lighting and the discharge on to the land of any solid or liquid substance.

3. The first day on which compensation can be claimed is the day after twelve months have expired from the relevant date and is known as the “first claim day”. The first claim day for this altered highway is 27th September 2023. Except for the circumstance described in paragraph 4 to this notice, a claim cannot be made before the first claim day. Ie if you sell your property

Many of you will have seen that the Scotswood to Brunton has been opening up over the last few days. I took a trip down there yesterday evening and all lanes now appear to have been completed.

There is no official opening date set and no official updated on the National Highways (formally Highways England) website https://nationalhighways.co.uk/our-roads/yorkshire-and-north-east/a1-scotswood-to-north-brunton/

What does this mean for you?

Hopefully you'll be less inconvenienced by the works.
If you use the A1 then your journey should be easier.
Once the official opening date is announced then the clock starts ticking.
I will be working through your information and possibly reaching out to you if I need anything from you before I submit the claims. This will be 1 year after the official opening date.
