TWENTY TWO YEARS LATER…….
Today we began a new project for . This is a complete refurb and extensions to a large detached property in Constantine Bay, north Cornwall. 🚧
Although the major structural work has already been carried out and the property is a shadow of its former self somthing seemed familiar….. 🤔
On closer inspection whilst decommissioning the plant room I noticed some labels on various valves which were in MY handwriting! ✍️
Turns out My father, (Roy) and I carried out the first renovation on this house back in 2001, the previous owner removed the roof from the existing bungalow and added a new first floor including two new bedrooms and bathrooms. This would have been the year I finished my apprenticeship which I did with my Father, although things are very different these days I could still see techniques, pipe layouts and workmanship which has led us to where we are today.
The label was still attached. 😵‍💫

H E A T M E T E R I N S T A L L A T I O N 🔥 📈
We were approached by a client in Sennen to install a heat meter on their Air Source heat pump system. This system was installed three years ago by another installer under the Renewable Heat Incentive, (RHI) this was the old government grant scheme for people who had installed renewable technologies in their homes.
On this scheme the home owners received quarterly payments over a seven year period. The total grant amount was predetermined at the planning stage of the project based on the size and the energy efficiency of the property. It was also based on the home being occupied full time, all year around.
Now here is the problem, this house was a second home and only used for approximately 4-6 months of the year. OFGEM, who administer the grant payments send out a detailed yearly questionnaire and they realized this and have suspended all payments to the home owner until they have a heat meter installed.
Now the homeowner will be paid for the exact amount of heat they produce rather than an estimation based on full time occupancy.
Heat meters were a bit of an Urban myth, I’ve never even seen one before! Under the MCS criteria, we as installers had to leave spaces in our pipe work incase meters had to be retrospectively fitted. I’ve personally left loads of these spaces across many installs just incase, however, typically, I’ve never had to install one on any of my installations.
As there were no spaces left we had to drain the system down, reconfigure the pipe work to squeeze one in. We also carried out a full system service which was well overdue, the particle filter was jam packed, I’ve never seen one so clogged up!

B E S P O K E ✏️ 📐 🚿
Our client didn’t want chunky wall channels on the shower enclosure. delivered with this bespoke, 1050mm wide door and side panel. Not a wall profile in sight, this gives a really clean and modern look. It was a tricky install with about 1mm of play/wiggle room but and myself got it in and we’re really pleased with the results. Today we put this 13KW installation to bed, all pipe work has been insulated and the system is working beautifully. This one is in the process of being signed off and qualifies for the BUS (Boiler Upgrade Scheme) allowing the home owner to claim £7500 towards the installation.
This system comprises of the 13KW EVO ground source heat pump which is fed by 3 x 106m deep boreholes in the garden. Also pictured is a 400litre unvented cylinder to provide the property with plenty of mains pressures hot water. 150litre buffer tank which feeds the underfloor heating system on all three floors. A nice little shower room, en suite here with some lovely bespoke features. I particularly like the high angled ceiling and the two windows which flood the room with light. We have not used sanitary ware for a while but it really is great quality kit. I really like this one, What do you think?

I D R E A M of an adequately sized plant room! Until then, I’m just going to have to squeeze the required plant into tight spaces! This one is now all buttoned up ready for to work his magic.
