Why do we recommend a "​​Full Plans" application?

For many projects, especially larger extensions, bespoke homes and more complex works, it is important that the technical details are properly reviewed before work starts.

A Building Notice can be suitable for some smaller or more straightforward works, but it does not give the same level of upfront design review before the project begins.

With a full plans Building Regulations application, the drawings and technical information are submitted to Building Control in advance, giving them the opportunity to check the details before work starts.

This helps reduce uncertainty, supports more accurate pricing, and gives everyone involved a clearer understanding of what is being built.

In simple terms, it is better to resolve technical questions on paper than halfway through the build.

Good preparation at the start can help protect your budget, your project and your peace of mind.

A cheaper quote is not always a cheaper project!

Before asking contractors to price a build, it's important to make sure there is enough technical information for everyone to quote accurately.

Planning drawings are a great starting point, but they often do not include the level of construction detail needed to properly price and deliver the work.

That is why we encourage clients to invest in full technical drawings from their architect before requesting quotes.

Clear technical information helps reduce assumptions, gives each contractor the same detailed basis to price from, and helps protect the client from unexpected costs later in the project.

We always want to make sure our quotations are as accurate and transparent as possible from the start.

Good information at the start helps create a smoother, better managed build.

We are pleased to officially welcome Rob Johnson to Unicorn Construction as our Business Development Manager.

This post is slightly overdue as Rob actually joined us at the end of February, but it has already been a busy and productive start.

Rob has worked with us previously on a freelance basis, so he was already familiar with the team and how we operate. It quickly became clear that bringing him into the business was the right move as we continue to grow and strengthen our relationships across the industry.

His focus will be on building connections with architects, consultants and industry professionals, as well as supporting new opportunities across our projects.

Site Progress: Albion, Ogwell

Great progress continues on our Albion project in Ogwell. This scheme includes a rear extension to create a spacious kitchen diner, alongside a full ground floor renovation designed with accessibility in mind.

We have widened corridors and doorways, lowered window levels and removed all steps, as well as adding a new patio area to better connect the home with its generous garden. The aim throughout has been to ensure the finished space allows the occupant to fully enjoy both the property and its setting.

With just 8 weeks to go until handover, it is fantastic to see everything coming together.

Huge Congratulations to Andy!

We are thrilled to announce that Andy our Project Support Administrator, has officially completed his NEBOSH CN1 Health and Safety Management for Construction (UK) qualification!

Safety is the foundation of everything we build and navigating the complexities of UK construction safety is no easy task, but Andy tackled it.

This qualification further strengthens Andys knowledge of site-specific risk management, and enforces our commitment to keeping our teams and sites safe.

Well done, Andy! Your hard work and dedication is truly appreciated.
