A recent renovation on a third storey dormer window.
Due to a leak, cracked ridge tiles, broken slates and rotten fascias, urgent remedial action was needed on this job.
A scaffold was erected to gain safe access and to form a working platform in the dormer area.
Following a full strip of the old roof materials, extra insulation was added and new membrane and laths were installed. Spanish Slate was used to construct the canopy and a dry ridge system was fitted.
The vertical face of the dormer was stripped and re-felted. This was finished in synthetic slate to be more even and aesthetically pleasing.
Linear plastic dry verge was fitted as was UPVC Rosewood fascia.
Remedial work was undertaken to both valleys and this was thoroughly re-sealed where necessary.
Finally, new gutters were fitted incorporating down pipes modified in such a way as to divert rainwater away from the dormer.
All in all, a very ‘involved’ job under challenging conditions, but completed to a high level of satisfaction.

A recent job which had a badly bowed ceiling . The customer wanted to reduce the height of the ceiling which was lowered using 5" x 2" C24 Joists. It was then insulated between the joists and plaster boarded using 8' x 4' 12mm sheets. The board lifter enabled a one man operation as boards of this size and weight would be impossible to support without it. 'Large sheets = Less joints!
The ceiling was then plaster skimmed to a pre-decoration finish.

This chimney had been open to the elements for years. Now an obsolete size and no cowl would fit. The cement cap had all but disintegrated and the pointing was completely shot.
A full renovation was required involving a new pot, cowl, re-pointing and lead work re-setting and sealing.

A free lesson in how NOT to fit dry verge! God knows what they were thinking with this one? There's absolutely NOTHING right about this job on this new build, shortly going up for sale on Edward Street in Altofts. The tile edges are supposed to be completely covered by the plastic verge. Even the soil pipe's been left without a bird guard or air admittance valve. Buyer beware on this one!

A few ‘before and after’ pics. Surprising what a face lift it gives a property when the fascias, soffits, gutters and ridge are sorted.
Replacement UPVC vented soffits were modified and fitted to retain existing ventilation slots. 9mm UPVC cover board and new guttering added the finishing touches.
The old ‘wet’ cement ridges were removed and replaced with a maintenance free ‘dry’ system.
This has definitely enhanced a ‘tired’ looking property and is guaranteed to give years of trouble free service!

A quiet moment of roof top contemplation looking over fields of the same school I went to as a lad. Even Advance Property Services occasionally have to take their ‘foot of the gas’…especially when the temperature tops 32 degrees!

We are great believers in the ‘fit and forget’ dry ridge and verge systems currently available. No more cement falling out and clogging up gutters and letting rain, wind, insects and even birds into the loft space. When fitted ‘correctly’ these systems give indefinite trouble free service. As you can see from the small apex over the dormer window, this property was in need of urgent attention. The photo of the long apex clearly shows the dry fit system after installation. This job is ‘work in progress’ requiring fascias, soffits and gutters. More photos to follow. Look after your roofs people!

Bespoke balustrade and gate fabricated using steel box section with stainless steel wire rope and crimped fittings. The framework was powder coated in Satin Black to contrast the brightness of the stainless wire. Looks very ‘modern’ and minimalistic and really complements this large composite decking, which too was constructed by Advance Property Services.

Another nice decked area installed by Advance Property Services. The customer has a wonderful view over a nearby lake, but due to the extreme slope of the lawn, couldn’t benefit from this whilst seated. The answer was to construct a raised deck tapering back to where it intersects the lawn. When seated on the decking, the customer now has an unobstructed view over the fence.
Heavy duty tanalised timber was used throughout…6X2’s for the main frame. The construction was supported on 18 4X4 posts on concrete pads. Finally two coats of high quality decking oil was applied. This will ensure many years of trouble free service and long may they enjoy their new decking.

A recent Indian Stone patio renovation. The old mortar was carefully removed and replaced with grey resin compound. Power washing the flag stones restored their natural colours and this was finally sealed with two coats of acrylic paving sealer. Should give years of trouble free and low maintenance use now. Another happy customer!
