How to choose a Surveyor.
So, you have found the perfect property to move to and looked around a couple of times. All looks good to you, but is it really? Now is the time to take some expert advice on its true condition and instruct a Surveyor to check it over for you, but how do you choose one?
1. Always use a RICS registered Surveyor. Chartered Surveyors are normally the most experienced and qualified type of Surveyor and will have MRICS or FRICS after their names. Associate Surveyors will have Assoc.RICS after their names.
2. Check Google Reviews. Companies have no control over the reviews that are left about them on Google and cant delete a review unless it is offensive or illegal. Look at the poor reviews too to see how the company respond to criticism, this is often very revealing. You should also see if the company cares enough to respond to all reviews. 3. Speed. Ask the company about the speed of turnaround between inspecting the property and the completed report being sent out. We generally email the majority of our reports to our clients within three working days post inspection.
4. Price. A Survey is not a standard product and all Surveyors are different in experience and in the depth and content of their reports. Comparing prices for a survey is not like comparing the price of a product on the internet. There are many firms out there who advertise on comparison sites and compete on price alone. All this does is drive the price down so low that the Surveyor is only getting a tiny fee. The Surveyor may have to cut corners to make this profitable and the report may well be a cut and paste report full of disclaimers.
We try to charge a fair fee for all of our work which we think represents the quality and our level of experience. We don’t try and simply be the cheapest so we have to cut corners to make rock bottom fees feasible.
