Spring is a good time to get ahead of that. A structured review of your commercial security doesn't need to be complicated, but it does need to cover the right things: who currently has access to your premises, whether your locks and cylinders still meet the standard your insurer expects, and whether your CCTV and access control systems are actually doing their job or just ticking a box.

You've had the keys back from your outgoing tenant. Inventory done, property re-let. But there's one step that's often skipped between tenancies, and it's worth understanding before your next one begins.

You have no reliable way of knowing how many copies were made during a tenancy. A key cut for a partner, a cleaner, a contractor checking on the property. Every copy remains in circulation long after you get the originals back.

There's no specific law requiring landlords to change locks between tenancies. But the Homes (Fitness for Human Habitation) Act 2018 places a duty on landlords to ensure their properties are safe for occupation. If a new tenant is ever burgled and the locks weren't changed, your position as a landlord becomes an uncomfortable one.

The good news is that rekeying is often all that's needed. It involves adjusting the internal pin configuration of the existing lock so previous keys stop working entirely. It's cost-effective, quick, and gives you a clean break between occupancies.

There's a particular moment most people dread. You're turning your key, feel something give, and look down to find half of it in your hand and the other half inside the lock.

In practice, a snapped key is one of the most common callouts we deal with, and in most cases it's far more fixable than it first appears.

The single most important thing to do is resist the urge to force anything. Pushing the fragment deeper makes the extraction harder. Superglue sounds like a plausible fix, but it tends to bond the fragment to the inside of the lock and turns a broken key into a ruined one.

If the fragment is flush with the lock face or already deep inside, that's the point to call a professional. Specialist extraction tools can remove the piece cleanly in most cases, leaving the lock intact and fully working.
