Summer is the ideal time to get proactive about commercial property maintenance in the UK – before minor issues turn into costly disruptions.

From servicing HVAC systems to checking the roof, gutters, and external drainage after a wet winter, a structured summer checklist helps protect both your building and the people who use it.

It’s also the perfect moment to refresh external areas – think clear signage, safe car parks, tidy bin stores and well-maintained green spaces – all of which boost safety, compliance and first impressions for visitors and staff.

If you manage or own a commercial property, what’s at the top of your summer maintenance list this year?

The external rendering of 18 bungalows owned by Platform Housing in Derbyshire required a complete refresh. The work was completed over three carefully planned phases to accommodate complex access restrictions.
The project required the removal of deteriorating existing render and the installation of a new Webber system, combining silicone scratch and silicone thin coat renders to achieve both long-term durability and a clean, modern appearance.

A key challenge lay in maintaining a consistent colour match across all phases despite changing seasonal conditions, managed through a detailed construction programme agreed with the main contractor.

Particular focus was placed on the soffits, where intricate detailing and restricted positioning demanded meticulous workmanship to achieve a flawless finish.

The completed scheme has delivered a uniform, robust render that enhances the visual appeal of the bungalows, supports improved EPC performance and contributes positively to the wider regeneration of the area.

Educational Facility Maintenance: Creating Safer, More Welcoming Schools and Nurseries

Maintenance of educational facilities goes far beyond occasional repairs.

It is about creating and sustaining an environment where pupils and staff can work and learn safely and comfortably.

The condition of your school or nursery has a direct impact on health, safety and the overall quality of education you are able to deliver.

A consistent approach to educational facilities management is essential. Good estate management ensures that everything from classroom lighting and ventilation to the condition of playground equipment is regularly reviewed and kept in good order.

This commitment to upkeep and repair forms a key part of your wider safeguarding and health and safety culture.

Defining Educational Facility Maintenance for School Leaders

For school and nursery leaders, educational facility maintenance means the planned and reactive management of the physical environment.

It covers the structural integrity of buildings, the condition of finishes and furniture, and the safe operation of services and equipment. The aim is to keep facilities safe, suitable and fit for purpose at all times.

Expectations can differ between those responsible for the long-term school estate and day-to-day users, such as pupils and staff.

A successful maintenance strategy aligns these perspectives by setting clear standards and priorities for key areas of the site.

Implementing best practice in facilities management typically involves anticipating issues, scheduling regular checks and ensuring work is carried out in line with legal duties and sector guidance.

A structured, risk-based approach helps you manage your facilities more efficiently, so minor issues are picked up before they escalate into disruptive or costly problems.

How Maintenance Supports Safety, Compliance and First Impressions

A well-planned maintenance programme is a frontline tool for managing risk. Regular checks and servicing help ensure that critical systems – such as fire alarms, emergency lighting and means of escape – are functioning as intended. This proactive risk management supports your responsibilities under health and safety law and related guidance, while recognising that the exact pattern of checks should follow your own risk assessments and local authority or trust policies.

Staying compliant is about more than passing inspections. It demonstrates your ongoing commitment to the well-being of everyone on site. Keeping appropriate records of inspections, servicing and remedial work provides valuable assurance and makes it easier to evidence your approach during audits or visits from regulators and inspectors.
