Planning permission has been obtained to replace this outbuilding in Footdee, Aberdeen.

Utilising the same footprint, and looking to maintain the character of the original building, the plan is to retain the frontage with the remainder demolished. A new, insulated, timber structure will be erected along with an insulated slab.

Internally a new Living space and Shower Room will be created, providing usable ancillary space to the main house.

Externally, the building will be clad with timber and new standing seam roof, with new timber framed windows, door and rooflights allowing light into the space.

Planning Permission and Building Warrant approval obtained for this house extension and replacement garage in the west end of Aberdeen.

The extension will create space for an open plan Kitchen/Dining/Family space, opening out to the garden, as well as a Master Bedroom Suite.

A mixture of timber cladding and black aluminium windows and doors sit alongside granite piers, formed from the downtakings. This helps to provide a modern aesthetic, while being sustainable in the re-use and specification of materials.

Building Warrant approval obtained for this Queens Road extension.

The proposed extension replaces an outdated sun room, providing an energy efficient with dark timber cladding and windows/doors providing a contrast with the granite of the original house.

A door opening is also being partially built up to increase the size of the kitchen.

When you have a farmhouse set in extensive grounds, it provides you with the opportunity to extend to create all the space you require.

For this homeowner, they came to us wanting to add the following: -

Master Bedroom suite.
Boot Room.
Golf simulator/cinema room.
New Porch.
Car Port.
New driveway and turning circle.
Covered BBQ area.
Canopy to provide privacy and shelter for a hot tub.

All these elements were submitted for planning at the same time and planning permission has just been granted, all within the 2 month determination period.

Planning Permission has beenobtained for this 2-storey side extension, in Kingswells.

The extension provides space for a large open plan Kitchen/Dining/Family space, with access to the garden via new sliding doors. The seating area will be focused around a new wood burning stove, while a new Utility and Study will also be formed across the ground floor.

On the 1st floor, a new Master Suite will be created, with a luxurious En-suite and Dressing Room space.

Working in plan and section to create workable solutions.

Converting the space to provide the required accommodation while maintaining the feel of a church.

Looking into options to covert the building into a single dwelling or split into 2 dwellings.

Adding insulation and upgrading the fabric of the original building.

Challenging sites sometimes brings the best out of a project.

In this case, the existing Kitchen was dark and the garden was overlooked by surrounding properties. The solution was to demolish the existing Kitchen and create a larger extension, orientating views towards the garden, framed by large bi-folding doors.

The external screening provides further privacy and a place to sit and enjoy the house and garden.
