NON-INTRUSIVE vs INTRUSIVE SURVEYS: Which One Do You Need?
We get asked this all the time, and the honest answer is: it depends on what you're trying to find out.
🔍 NON-INTRUSIVE SURVEY (Visual Inspection)
This is the starting point for most projects. Our engineers visit your property and visually assess:
âś… Structural elements (walls, beams, columns, foundations)
âś… Visible cracks, settlement, or damage
âś… Building materials and age
âś… Roof and floor structures
âś… Any obvious signs of movement or distress
Timeline: Usually 1 day on site
Cost: Fraction of intrusive work
Best for: Initial assessment, extensions, conversions, understanding existing structure
THE CATCH?
Non-intrusive surveys can only tell us what we can see. Hidden problems—like soil conditions, foundation depth, or internal structural issues—remain unknown.

When non-intrusive findings raise questions, we go deeper:
âś… Boreholes and trial pits to examine soil
âś… Concrete testing and material analysis
âś… Opening walls to check hidden structures
âś… Laboratory testing of soil samples
âś… Crack monitoring over 8-12 weeks
Timeline: Weeks to months
Cost: Higher, but essential for major decisions
Best for: Cracking issues, foundation concerns, major refurbishments, underpinning decisions
THE REAL INSIGHT?
Most projects start non-intrusive. About 5% need intrusive follow-up. But that 5% is where the critical answers live.
