We just walked through Project Mansfield — and this one is a proper transformation.

The old garage? Demolished. 3 parking spaces going in for residents.

We learned that the hard way.

On one of our rental properties, we saved a few hundred pounds by going with cheap skirting boards. Looked fine on day one. Within months they had warped, the tenant was complaining, and we were back on site paying for materials and labour all over again.

The "saving" cost us more than doing it right the first time.

This is one of the most common mistakes I see investors make — chasing the lowest quote without thinking about what happens when that cheap material or that undertrained tradesperson fails.
