Another planning approval secured in Guisborough βœ…

We’re pleased to have obtained approval for this contemporary single storey wrap around extension, designed to create a much larger open-plan living space while complementing the existing property.

The proposal transforms the rear of the home with a spacious family-focused layout, large glazed openings and a modern yet sympathetic design using matching materials throughout to tie the extension seamlessly into the original house.

A great result for our clients and another exciting project moving towards the construction stage.

Planning approval secured within the North York Moors National Park for this substantial farmhouse Planning approval secured within the North York Moors National Park for this substantial farmhouse project.

The scheme includes a two-storey rear extension alongside a single-storey side extension, carefully designed to complement the character of the existing property while creating a much more functional family home.

One of the key challenges with this application was Policy CO17, which generally limits extensions within the National Park to a 30% increase in footprint. This policy is typically applied very strictly, however through detailed negotiations, design revisions, and ongoing liaison with the planning officers, we were able to successfully demonstrate exceptional circumstances and secure approval beyond the standard allowance.

A great result achieved through careful planning strategy, strong design justification, and collaborative working with the National Park planners.

We’re pleased to share that we have successfully secured Listed Building Consent for works to the historic Sir William Turner Almshouses in Kirkleatham.

This Grade I listed building is a fantastic example of our region’s heritage, and projects like this highlight just how important it is to carefully preserve and protect these significant structures for future generations.

Working on listed buildings requires a detailed understanding of both design and heritage constraints. It’s great to see this project really taking shape on site.

The property had become overdeveloped over the years, with a series of additions leaving very little usable garden space. Planning approval was secured to carefully demolish the previous extensions and replace them with a more appropriate rear extension

The new layout makes far better use of the footprint, improves natural light (just look at that roof lantern πŸ‘Œ), and restores a much-needed connection to the garden.

A brilliant example of how sometimes less really is more β€” thoughtful design can improve both the home and the outdoor space 🏑

We’re pleased to share this proposed side extension to a traditional farmhouse set within the beautiful 𝐍𝐨𝐫𝐭𝐑 𝐘𝐨𝐫𝐀 𝐌𝐨𝐨𝐫𝐬 𝐍𝐚𝐭𝐒𝐨𝐧𝐚π₯ 𝐏𝐚𝐫𝐀.

When extending older homes β€” especially in protected landscapes β€” the goal isn’t to change what makes them special, but to help them work better for modern family life.

This design adds light-filled living space while carefully respecting the original farmhouse, using natural materials and simple forms that feel at home in their surroundings.

Good design should feel like it has always belonged, enhancing how a home looks, feels, and functions for years to come.

Site Visit – Eaglescliffe πŸ“

We were recently invited by the client and builder to visit one of our ongoing kitchen extension projects in Eaglescliffe and it’s great to see everything progressing so well on site.

With the structure now taking shape, you can really start to get a feel for how the new kitchen space will transform the home. It’s always rewarding seeing something that started as a conversation and a set of drawings becoming a real, usable space.

We like to stay involved throughout the build, working closely with both the client and contractor to make sure everything runs smoothly and any questions are dealt with quickly along the way

We’re delighted that the client is so pleased with the service so far, that’s exactly what we aim for on every project.
