A small repair to start the week off, and a little education time & to spread some knowledge.
We was recently called out to new roof which had started leaking, after only being installed around 5/6 years ago, on arrival we found 3 broken tiles but no where near where the water was coming through the clients down light on their porch, after a more thorough investigation, we realised the hip tile cuts were 25 mm short from the hip batten, meaning headlight cover from the hip tile to the cut tile, was only 50mm at best, the minimum required for these type of tiles is 75mm.
We also discovered after stripping, past contractor had used some questional methods to secure cut tiles, by ad drilling through the water channels and securing with wood screws, with hardly any head lap cover, server add into the issues of water pe*******on, during moderate rain and winds, with these modern dry hip & ridge systems, it is incredibly important to ensure the cuts are cut tight to the ridge and hip battens, to ensure wind blow and rain doesn’t push rain Into the roof build up, along with using manufacture recommended securing clips to secure any cut tiles, to ensure you meet minimum requirements.
Obviously, on a traditional wet mortar system you can get away with this poor practice, however on these modern hip & ridge systems you cannot, this is something we are seeing more and more of recently, this is why it’s very important to make sure you hire an accredited roofing contractor, who fully understands the systems they are installing and their limitations and ensure they are doing good work practices, especially around areas with higher levels of exposure.
