A carefully considered barn conversion project in the Staffordshire countryside, transforming two traditional brick-built barns alongside two Class Q agricultural buildings into distinctive new homes.

Working within the existing planning consent, we secured revised approvals to create more contemporary internal layouts that maximise the potential of each building while remaining sympathetic to their agricultural heritage.

A previously concealed historic entrance was reopened and reimagined as a striking glazed feature, restoring an important element of the original building while creating a clear visual connection through the home, allowing views straight through to the countryside beyond.

The designs combine spacious open-plan living areas with striking double-sided and multi-sided log burners, creating warm, welcoming interiors that complement the barns' rural setting and countryside views.

Projects like this are a perfect example of our expertise in both traditional barn conversions and Class Q developments. Working with a historic home requires a careful approach, particularly when that home is a Grade II listed building with origins dating back to the 16th century.

For Vesey House in Sutton Coldfield, we developed a contemporary barn-inspired extension that sits comfortably alongside the original property. A glazed connection creates a clear distinction between old and new, allowing the character of the existing building to remain the focal point.

Created in close consultation with the conservation officer, the design introduces spacious new living areas and a principal bedroom while delivering the comfort and energy efficiency expected from a modern home.

Planning approval secured for Traditional brick barn, Staffordshire ✔️

This project demonstrates the potential of Class Q permitted development when combined with thoughtful design and a thorough understanding of the planning process.

Working on behalf of our client, we developed proposals to convert this traditional agricultural building into three separate residential properties, alongside a contemporary lean-to extension that complements the original structure while providing additional living space.

The design focuses on maximising the character of the existing barn, retaining and making use of original openings wherever possible to preserve the building's agricultural heritage. Traditional materials and architectural features have been carefully incorporated throughout the scheme, creating homes that respect the character of the barn while meeting the needs of modern living.

With extensive experience in Class Q developments and rural conversions, we can support clients from the earliest planning stages through to detailed design, helping unlock the potential of agricultural buildings and navigate the complexities of the approval process.

Planning approval secured 👏

This Staffordshire project involves the conversion of a former stable building into a bespoke four-bedroom family home, complete with a seperate family annex. As the building had been used as stables rather than for agricultural purposes, the scheme required full planning permission rather than proceeding under Class Q permitted development.

Working alongside JMI Planning, we helped secure consent for a substantial conversion, while creating a contemporary home that sits comfortably within its rural setting.

The design embraces the character of the existing structure, using steel cladding, generous glazing and vaulted ceilings beneath the pitched roof to create bright, open living spaces that make the most of the surrounding countryside views.

It's always rewarding to see redundant rural buildings given a new lease of life and transformed into homes that are both practical for modern family living and sensitive to their location.

A contemporary extension that transforms both the appearance and functionality of this home in Rolleston-on-Dove.

Replacing a dated conservatory, the new single-storey addition creates a bright, open-plan living space with a much stronger connection to the garden. Designed to contrast with the original property while complementing its character, the extension combines sustainable timber cladding with modern sheet metal detailing and a low-pitch metal roof.

Internally, vaulted ceilings enhance the sense of space and light, while a steel frame construction allows for expansive glazing and uninterrupted views of the outdoor space. To create a seamless transition between old and new, the existing rear flat-roof extension was also clad, helping to integrate the original house, existing extension and new addition into a cohesive design.
