“I’ve been quoted £1500 + VAT for a Level 3 Building Survey for a property im buying …
I’ve also obtained two other Level 3 quotations for this property from different companies-
ones come back as £1250 +VAT
and the other, £1700 + VAT
Why the difference?” 🤔
👇
Because a property survey is not an off-the-shelf product❌
It’s easy to assume:
• Same survey level = same result
• RICS survey = identical service
• All reports say the same thing
• The only difference is the price
But that’s not how it works 🧐
RICS sets standards - it doesn’t fix the service.
Survey fees vary because the service varies.
Things like:
• How long the surveyor spends inspecting the property
• How thoroughly the findings are reviewed
• The clarity and detail of the written report
• The surveyor’s experience and professional judgement
• The level of advice, guidance and follow-up support
…varies depending on who you choose to instruct & these things all influence the survey fee.
So when comparing quotes, don’t just ask:
❌ “Which is cheapest?”
Ask instead:
✅ “What am I getting for that fee?”
Buying a home is one of the biggest financial decisions you’ll make.
Price is easy to see.
But it’s VALUE that you should pay attention to👌
And Value is shown in the quality of the inspection, the report, and the advice you receive👍🙂
