Kevin McCloud just picked one of our projects as the best in the country.

The Black Pearl in Bexhill has won Best Renovation or Transformation at the inaugural Showcase Awards from holidaycottages.co.uk, judged by a panel led by the man himself, Grand Designs presenter Kevin McCloud.

A massive thank you to the team at RX Architects for the brilliant design. It has been a real pleasure bringing this one to life with you.

What was once a fragmented building of small rooms, awkward layouts and low ceilings is now a beachfront home that genuinely transports you somewhere else. Kevin described it as feeling more like Maine or Denmark than Sussex, which is some of the best feedback we could ever ask for.

Projects like this are exactly why we do what we do. Taking something compromised and turning it into something worth talking about, built properly, finished properly, and made to last.

From a WW2 bomb site to 12 stunning homes. Here is what 200 photos actually shows you.
Most people think groundworks just means digging a big hole. At Stockleigh Road it was a lot more than that.

The buildings either side of our site had foundations sitting higher than our basement floor level. That meant we could not simply excavate downwards without risking movement or damage to the neighbouring structures.

The solution is called top down construction. A contiguous piled wall was installed around the entire perimeter of the site before a single bucket of soil was removed. That wall does two jobs at once. It holds back the earth and protects the adjacent buildings during the dig, and it also becomes the structural foundation for the entire six storey building above.

As the building grows in weight floor by floor, every tonne of load travels down through those piles and into bedrock. The neighbouring buildings feel nothing.

Here is the part that blows most people's minds. You could technically remove the entire road surface and buildings around this development and the building would still stand exactly where it is. That is what proper foundation engineering looks like.

And when it was all done? People walking past genuinely thought it was a refurbishment. It is not. It is a full new build, designed from the ground up to sit comfortably within its surroundings and match the period features of the local area. That does not happen by accident.

Hurst Green on track and ready for scaffold

The dry weather has definitely helped over the past few weeks keeping us on program. We are ready now for scaffold to go up to take this up to wall plate height

We were asked about the wall thickness. This project has 100mm hemlite blocks for the inner skin with 100mm PIR insulation against it, a 50mm clear cavity and 100mm facing brickwork on the outside skin making a 350mm wide wall.

We have some additional detailing in the brickwork breaking things up and adding a bit of character to the faƧade.

Wow, this is a new one

You need the full depth of a kitchen unit for a integrated dishwasher, this previous cowboy has removed the inside skin of blockwork and insulation to fit the dishwasher in. Not even a lintel installed!

How some people can sleep at night is beyond me, its this type of work that gives us all a bad name. Cheap isn't always the best!

From tired UPVC to timeless timber…

Our Milking Pail project in Lamberhurst is really starting to take shape.

We’ve begun installing the new timber windows, replacing the old UPVC and instantly lifting the character of the building. Alongside this, the black timber cladding is going on, bringing the exterior back in line with its original style and giving it that premium, countryside finish it deserves.

This is where the transformation really becomes visible… and it’s looking seriously good.

ā€œEver wondered why extension costs are going up?ā€

Trees are a big part of it.

Current guidance now dictates how deep foundations need to go depending on how close trees are and the type of soil. Even if those trees have been there for decades with no issues.

This house has stood perfectly fine for around 80 years on foundations of roughly 200mm.

But for this extension, we’re now being required to go down to around 2 metres.

That’s nearly 10 times deeper… which means significantly more excavation, more concrete, more time, and ultimately more cost going into the ground before you even start building.

It’s one of those hidden costs that most people don’t see, but it has a huge impact on overall budgets.
