We designed and oversaw the delivery of a loft conversion to this former two bedroom cottage in Cannes, Cornwall into a three double bedroom house by converting the loft and incorporating an existing extension into two extra bedrooms and bathrooms. The conversion added 30% to the floor space of the property.

Two large gables were added at the rear of the house over the existing flat roof extension allowing creation of a new master bedroom with en suite bathroom and an additional four-piece family bathroom. By relocating the stairs from the middle of the lounge to the side of the lounge the room was doubled in size.

Heating was installed through the whole property using heritage radiators and rewiring was undertaken throughout. In addition, a bespoke porch was built from reclaimed timbers, slate and stone.

The planning permission application, building regulations and structural calculations were carried out by A & K Architectural Services. In total this project took 6 months of preparation and then 6 months to build during which the family were resident at all times.

The property was a 1970’s block built bungalow with the garage already converted to a reception room, cloakroom and utility room with a small loft bedroom and shower room above accessed from the utility room..

The original brief was to convert the entire loft space of the bungalow. The roof height was less than 2 metres and from design beginnings, it was clear that less than 2.4 metres was not going to give a good quality conversion with reasonable headroom.
The first recommendation was to remove the existing loft room conversion (which was poorly insulated and access was not practical) along with the entire roof then fit a new roof with the ridge line raised 1 metre. The new roof design was based around a series of lattice beams at ridge level. This gave us freedom to use the space created to allow a 10 mt rear dormer as an access corridor and stair well.

We were then asked to design a 1 bedroom annexe to the rear of the property and the roof space of the annexe was linked into the loft conversion creating 4 bedrooms (2 en suite) and a family bathroom – in total 130 square metres of living space was added to the property by converting the loft space with a 70 square metre annexe to the rear.

The structure of the roof was all underwritten by our associate engineer to ensure full building regulations compliance.
With the amended conversion plan in mind the owners then asked for the original ground floor space to be converted to a large feature entrance hallway with feature stairs a large living room to one side and a large kitchen / breakfast room to the other. From the kitchen a new utility room was added, with access to the one bedroom annexe
A new oil fired heating system was specified with multi zones and hot water via an unvented hot water system with solar recovery via two solar collectors and secondary return loop to reduce water wastage. The entire electrical installation was specified throughout with energy efficient feature lighting throughout.
We worked with the clients throughout the project to completion and introduced many changes as the project progressed to enhance the living space which included built in storage and walk in wardrobes as well as many smaller changes.

We designed a conversion for this former four bedroom bungalow in Travone, Cornwall into a four bedroom house.

Externally a full length dormer was added to create a new master bedroom, sitting room, bathroom, walk in wardrobes and a plant room with boiler hot water cylinder,Photovoltaic controller and under floor heating system.

The kitchen was trebled in size and has a vaulted ceiling with stairs to access the upstairs To the rear of the dwelling a guest bedroom was treated to an ensuite and a port hole window The remainder of the property was fully refurbished and included a new utility room
and a drying room to warm up and shower after a long day at the beach surfing.

The whole design, planning consents, building regulations including all engineering, detailed specification for electrical installation and detailed specification for heating was undertaken by A & K Architectural Services who also oversaw the build and
assisted with procurement.

We are sure you will agree this is a stunning conversion of a 1970s bungalow

We designed the conversion of the unused attic of a four bedroom Victorian terraced house in Lostwithiel into a large master bedroom with ensuite bathroom and dressing room. We extended the central heating system into the loft, plumbed the bathroom into the existing system, rewired much of the house to bring it up to regulation and fitted Velux windows into the roof to take advantage of the views across this ancient town.

We were initially asked to redesign the existing part complete loft conversion, however the owners of this property had bought this as an investment and it was suggested that it would be better to remove the existing roof and rebuild it as a gable ended roof with 2 pitched roof dormers, internally this would allow for a master bedroom suite and a second good sized bedroom freeing up an existing downstairs room to be used as a dining room.

We carried out a full survey to ensure the design could be achieved and then a full planning application taking into account where the property is situated, the effect on neighbouring properties and the cornish design guide.

As of July 2013 planning permission has been granted and A & K Architectural Services are designing a cut roof for ease of build and a building regulation application.

We were commissioned to create plans to re vitalise this 2 bedroom end of terrace ex council bungalow into a contemporary 4 bedroom luxury holiday cottage which currently boasts one of the highest customer satisfaction ratings in the south west.

The design brief tasked to us by our client was to ensure the spectacular cornish coastline was captured. Our immediate advice was to create reverse plan living with the gable end wall having as much glass as possible in this exposed location.

Circular and triangular feature windows were incorporated to ensure this was achieved and to offer further character to the property.
To create more living space and allow for 4 double bedrooms with 2 en suites and bathroom the length of the original bungalow was extended by just over 2 metres and full length dormer was added to the rear roof.

This was all finished in Marley Eternit Cedral weatherboarding which is durable and rugged enough for this coastal location and creates a fresh “New England” look
