🏠 Residential (Owner-Occupied): 10 Years

If you own the home you live in, the general rule of thumb is an inspection every 10 years. While it’s not currently a legal requirement in the same way as rentals, it’s the best way to catch aging components before they become fire hazards. Plus, many insurance providers now look for a valid EICR if you ever need to make a claim.

🔑 Rental Properties: 5 Years

For landlords, this isn’t a suggestion, it’s the law. Under the 2020 Regulations, you must ensure your electrical installations are inspected and tested by a qualified person at least every 5 years. You also need to provide a copy of the report to new tenants before they move in.
