A thoughtful refurbishment that makes every part of the building serve for its community better.

CFD Architects progressed RIBA workstages 0 – 6. From planning, technical design and production information, to contract administration and handover.

The project involved replacing the old and inaccessible toilet block. The extension provided a new lobby area and a more accessible levelled toilet block. The extension meets current regulations with improved thermal efficiency to both existing and new elements.

Prior to planning a schedule of works was provided outlining the remedial and repair works required.

The painted finish uplifts the existing tired looking render finish, better situated to its area.

The result, a more welcoming, practical and energy-efficient place for everyone.

Planning approval and Building Regulations Approval for a scheme in Padstow.

This two-storey house had been extended over the years, but the spaces created were disjointed and did not benefit from the Camel Estuary views. The regularity of the rear elevation windows gave the impression this building was a block of small apartments with little architectural merit.

The entire rear elevation has been re-built and consideration has been given to the elevation treatment to introduce character, views and interest. By extending to the east, we have enabled bedrooms to become ensuite bedrooms and with the splayed rear extensions, you naturally look across the plot to the distant views without overlooking into the neighbours' gardens, giving privacy to both the occupants and the neighbours. The refurbishment has also enabled a thermal upgrade and the introduction of a heat pump and more solar panels.

Building Control full plans approval with no conditions for this project in Bodmin.

The scheme includes a partly converted garage that has been extended out at the rear to be in-line with the façade creating a multi-purpose room and utility. A new garden room with better thermal performance forms a better connection with the garden.

Due to the amount of glazing, an area weighted u-value calculation was undertaken in order to prove compliance to Part L mitigating the need for a SAP assessment.
