Our Standard Extension Package
This is our base extension package, which can be upgraded and tailored to suit your requirements. All of our extensions are bespoke-built, meaning sizes, layouts, and specifications can be adjusted to suit your needs and preferences.
We use timber frame construction and work exclusively with local, reliable tradesmen.

What’s Included
• Foundations dug and poured (based on 900mm x 600mm, assuming no drains or obstructions)
• Brickwork up to DPC level
• Insulated timber suspended floor
• Insulated timber frame kit
• EPDM rubber flat roof
• Grey double patio doors (1500mm x 2100mm)
• Grey composite shiplap cladding
• Fully boarded and taped (dry-lined room, ready for decoration)
• Electrical installation including:
• 4 double sockets
• 6 spotlights
• 2 external lights
• Skirting boards fitted to the new room

Regulations & Approvals
All work is carried out in full compliance with Building Regulations, and we will liaise with the building inspector throughout the project until completion.
If required, we can arrange:
• Building Control application (additional cost)
• Planning application (additional cost)
In most cases, this type of extension falls under Permitted Development, but this can be checked for you.
