🌧️ **Landlords – It’s Time to Take Gutter Health Seriously**
Under UK law (Landlord & Tenant Act 1985, Section 11), landlords are responsible for the **structure and exterior** of a rental property — including gutters, drains, and downpipes. ([Legislation.gov.uk][1])
From October 2025, **Awaab’s Law** will legally require **social landlords** to act quickly when damp or mould hazards are reported — investigating within 10 working days, making the property safe within 5 working days, and responding to emergencies within 24 hours.
