Knowing your fire ratings is essential when specifying fire doors within apartment buildings.

Fire doors are tested and rated under 30-minute intervals (30, 60, 90 or 120 minutes).

This means they have been tested to prevent fire for the specified time.

Different areas of your building will require different fire ratings.

For example, the main routes of escape will need a higher fire rating (e.g. 60 minutes or 120 minutes).

However, a toilet or bathroom may only need a 30-minute door, if any fire rating at all.

With new fire regulations becoming effective from Jan 2023, if you’re a building owner or a landlord and you don’t understand these regulations, you could be at risk of being prosecuted.

Since the devastating events of Grenfell, more voices within the fire safety industry have been calling for reform of outdated fire safety regulations and these concerns have now been acted upon.

With the new legislation, Building Owners or Landlords are legally responsible for, and will need to check fire doors in their buildings regularly.

This includes buildings such as:
