Dumbleton Mill, Dumbleton – Successfully Securing Planning and Listed Building Consent

MRT Architects are proud to share the successful approval of a complex and high risk planning and listed building consent application at Dumbleton Mill, located in the heart of Dumbleton, near Evesham, a truly beautiful and historically sensitive part of the Cotswolds.

This project involved re configuring the internal layouts of the mill, revisiting proposals that had been previously approved several years ago. While the earlier consent established a valuable baseline, the client’s aspirations had evolved, requiring changes that presented a clear planning and heritage risk. Through a carefully managed and collaborative process, MRT Architects successfully secured approval for these revised layouts, unlocking a scheme that had previously not been thought achievable.

A Highly Sensitive Historic Setting

Dumbleton Mill sits within a landscape rich in character, history and heritage significance. As a listed building, any intervention required a deep understanding of the building’s historic fabric, its former use, and its contribution to the wider setting of the village and surrounding countryside.

From the outset, the project demanded a sensitive approach, ensuring that any internal changes would enhance the long term use of the building while preserving its architectural and historic integrity.

Re thinking the Internal Layouts

The revised proposals focused entirely on re configuring the internal layouts, responding better to the client’s lifestyle needs while still respecting the structure and historic logic of the mill.

Although these changes departed from the previously approved scheme, MRT Architects identified opportunities to improve flow, usability and spatial hierarchy without compromising heritage significance. Achieving consent for these revisions was considered high risk due to the listed status of the building and the extent of change proposed, but careful design development ensured that historic fabric was retained, celebrated and clearly justified within the application.

A Collaborative and Transparent Process

A key factor in the project’s success was the close collaboration between MRT Architects, the client, the contractor and
the Conservation Officer. Open dialogue and early engagement helped build trust and allowed concerns to be addressed proactively rather than reactively.
By working transparently with the Conservation Officer throughout the process, MRT Architects were able to demonstrate a clear understanding of the building’s significance and a genuine commitment to safeguarding it. This collaborative approach ensured that design decisions were well informed, justified and ultimately supported.

The contractor’s involvement also proved invaluable, providing practical insight into how the proposals could be delivered sensitively on site, further strengthening the credibility of the application.

A Highly Successful Outcome for the Client

The result was the successful granting of both full planning permission and listed building consent, approving changes that had previously been considered unachievable. The clients were extremely pleased with the outcome, delighted that they could now deliver everything they had hoped for within the mill — something that was not possible under the earlier approval.

This outcome reflects MRT Architects’ ability to navigate complex heritage constraints, manage planning risk, and advocate effectively on behalf of their clients.

Contemporary Elegance in a Historic Village

It’s not every day that two of our bespoke MRT Architects homes come up for sale in the same picturesque village (see previous post). Over the years, we’ve had the privilege of shaping Alveston, Warwickshire, with more than four stunning new residences, a beautifully renovated village hall, and even an elegant extension to a Georgian cottage.

One standout creation is The White House – a striking multi-gabled design that exudes contemporary sophistication. Its two wings frame a dramatic galleried landing and a sweeping staircase set beneath a sunlit atrium. Inside, the open-plan layout flows effortlessly, complemented by chic furnishings and high-end finishes.

Nestled in a quiet lane within the conservation area, this modern masterpiece blends seamlessly with the charm of the traditional English village, offering the perfect balance of heritage and innovation.

Glass Walls and River Views: Transforming a 70s Property into a Modern Family Home

Situated in a great position on a ridge overlooking the meandering river Avon, this 70’s property needed a makeover to justify a glorious location.

The project involved complete internal remodeling including the removal of a solid external wall on the river side, replaced by a glass wall for a stunning view.

Extensions were added for a growing family, and all the walls were rendered and roofs slated for a crisp contemporary style. Inside there are feature staircases, wine cellar and a suspended log burner to compliment this exceptional house.
