Not even finished yet, but already looking incredible.

This utility room is currently acting as the temporary kitchen while the main works continue, but we’ve still detailed it properly with birch ply lining, clean finishes and practical layout.

The doors and windows aren’t even in yet, but you can already see the level this project is heading towards.

Behind the scenes, the airtight detailing is now complete in this area too — the bit most people never see, but one of the most important parts of the build.

This is the detail behind a high-performance house.

In this wet room, we’ve fitted ply infill boards between the joists and taped every joint with Tescon No.1 to help create a continuous airtight layer.

We’ve then carefully sealed around all the pipes and cables passing through, because airtightness is only as good as the weakest gap.

Over the remaining first-floor overhang, we’ll be running Intello membrane, then taking that up the wall, across the ceiling, and tying it back into the airtight layer in the master bedroom on the other side.

It takes more time, but this is how you create a high-performance house.

This job is a proper step up in detail for us.

Exposed glulam joists, BB grade ply finish, and a full airtightness strategy running through the build.

We’re taping every joist pe*******on, sealing junctions properly, and using thermal break materials like Marmox to reduce cold bridging — not just ticking boxes, but actually thinking about how the building performs long-term.

Flat roof window going in, aluminium capping to protect exposed elements, and everything tied together so it not only looks sharp but works properly behind the scenes.

We’re not claiming to be airtightness specialists — but we’re learning, pushing standards, and taking what we’re doing here into every future job.

Always improving. Always building it properly.

Because it’s not just about how it looks when it’s finished — it’s about how it performs for the next 30+ years.

This one’s a bit different to a standard build.

We’ve got exposed glulam joists coming through internally, so everything you don’t normally see… suddenly matters.

Every joist pe*******on is being fully sealed.
Airtight tapes, air tight paint, and careful detailing throughout to stop uncontrolled air leakage.

On top of that, we’re running BB grade birch ply as the structural deck, with aluminium capping externally to protect and finish the exposed elements properly.

We’re also introducing thermal break detailing using Marmox to reduce cold bridging — small details, but they make a big difference over time.

Flat roof window going in as well, so all of this needs to tie together properly — structure, insulation, and airtightness all working as one system.

We’re not claiming to be airtightness specialists — but on projects like this, you learn fast, you adapt, and you raise your standards.

That’s the goal on every job:
Do it properly.
Make it last.
Keep getting better.

Most people just see the finished roof…
But what matters is what’s underneath it.

On this one we:
Retained the original tiles to keep the character of the house
Replaced the old felt with a breathable membrane
Installed a ridge ventilation system to prevent moisture build-up
Added two new Velux roof windows
Installed a new steel ridge beam to properly support the structure
From the outside, it looks like a tidy roof job.
Underneath, it’s been completely rebuilt the right way.

This is the difference between making it look done…
and building it properly so it lasts another 50 years.

7 weeks of evenings and weekends, and I’ve finally given them the same touch of luxury I create for my customers. 🛁🚿

Couldn’t be happier with how it’s turned out — a real upgrade at home and worth every hour.
