Its important that homeowners have an independent snagging inspection to provide reassurance that the developer achieves the high standards and quality expected with a new home.

As we come out of lockdown Key are seeing and increasing amount of clients coming to us to assist them with claims against contractors they've appointed, due to poor quality and cost management.

This customer came to us when they realised the contractor couldn't deliver an acceptable level of quality after large amounts of money had already been paid for their loft conversion and extension. This customer has been left with a structure which is unsafe and non-compliant.

The ground is a vital element of all structures which rest on it or in it, and there is no other element about which less is known.” - (ICE report on ‘Site Investigation in Construction, Volume 1, Without Site Investigation Ground is a Hazard.’)

A common saying within construction is that you pay for a ground investigation whether you do one or not!

Do I need a contract agreement with my builder for an extension or refurbishment project on my home? (Something we regularly get asked...usually when it's too late)!

The answer is always YES!!!

Once you've found a reputable builder, preferably with references and previous projects you could visit. You should always discuss a contract agreement before works commence on site. We have come across too many people who have made verbal or 'handshake' agreements with builders for fear of causing offense to ask for a formal contract, or an attempt to save money.

Even if you’re doing a small kitchen extension, a significant amount of money is exchanged. Therefore, it's crucial you are in control of the timescales, finances and have confidence with the quality of work completed.

A contract is there to benefit the client and the builder in the event of a dispute. Both parties are protected and often any disputes can be settled without taking legal action, unlike those disputes that arise when projects don't have a contract in place.

There's no need to involve a solicitor to administer a contract!

If you have an upcoming project you can appoint KEY to administer a contract for you.

Don't walk into a project blind, always have a contract!

An example of work that would NEVER be accepted by KEY. Here you can see inconsistent mortar joint thicknesses, (if mortar joints are too wide the structural integrity of the wall is reduced), the recesses are too deep which will affect the longevity of the brickwork and contribute to future frost action thus damaging the bricks. Fixing brackets to the drain pipe should also be screwed into brickwork not the mortar joint. The brickwork has not been cleaned prior to handover.

This is why we do our job, to help residential clients navigate their way through the complexities of construction. We were recently appointed to snag the building work completed by a contractor recommended by their Architect.

We identified nearly 100 snags amounting to over £15k worth of remedial works. We are now representing our client to recover these costs from the contractor.

To prevent this we would always recommend using a qualified Surveyor/Project Manager to design and manage your project.

It may seem like an uneccessary expense and an easy way to save on your budget, however when the project doesn't go according to plan, it's a small price to pay.
