More homes doesn't always mean more value.
In property development, it can be tempting to focus on one number: how many units can we get on the site?
But maximum density doesn't automatically mean maximum return.
A larger scheme can bring additional construction costs, infrastructure requirements, planning considerations and, importantly, a different product for the local market.
A development with fewer homes can sometimes create more value if those homes are better designed, more desirable and more commercially viable.
That means looking beyond the headline numbers and asking better questions:
🏡 What does the local market actually need?
📍 What is appropriate for the site and its surroundings?
📊 Does the additional density genuinely improve the financial outcome?
🔨 Can the scheme be delivered efficiently without compromising quality?
The strongest development strategy isn't necessarily about building as much as possible.
It's about understanding what the site can realistically deliver, then creating the right scheme around it.
