Never a dull day at work… 🐶🩸😂

Today’s job hazard wasn’t anything to do with the electrical work… it was the customer’s dog! 😂

Went out to survey some potential electrical work and ended up with a bite to the fingers — skin broken, blood drawn and dignity slightly damaged. 🤣

Thought I’d cleaned it up and got away with it, but ended up at hospital where they checked my tetanus, cleaned it properly, put on a dressing on it and sent me away with antibiotics. 💉💊

Then straight back out to finish the rest of my surveys for the day. 😂

It’s not even my first time being bitten by a dog on the job… but at least this time it wasn’t on the bum again! 🤣🐕🍑

All that for a survey — hopefully we get the job, and hopefully the dog is a little friendlier next time! 🤞😂

🏠 𝗥𝗲𝗻𝘁𝗮𝗹 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗘𝗹𝗲𝗰𝘁𝗿𝗶𝗰𝗮𝗹 𝗨𝗽𝗴𝗿𝗮𝗱𝗲⚡

Another rental property brought up to a much safer standard for the landlord following an 𝗘𝗹𝗲𝗰𝘁𝗿𝗶𝗰𝗮𝗹 𝗜𝗻𝘀𝘁𝗮𝗹𝗹𝗮𝘁𝗶𝗼𝗻 𝗖𝗼𝗻𝗱𝗶𝘁𝗶𝗼𝗻 𝗥𝗲𝗽𝗼𝗿𝘁 (𝗘𝗜𝗖𝗥).

Our inspection identified a number of issues, including an outdated consumer unit, incorrect RCD protection, inadequate IP protection, loose cabling, altered busbar arrangements, unsuitable bathroom lighting, damaged accessories, bonding issues and faults on one of the final circuits.

Today we completed some final remedial works, including:

⚡𝗖𝗼𝗻𝘀𝘂𝗺𝗲𝗿 𝘂𝗻𝗶𝘁 𝘂𝗽𝗴𝗿𝗮𝗱𝗲
• New 11-way consumer unit with 100A main switch & Type 2 SPD

• Individual 𝗧𝘆𝗽𝗲 𝗔 𝗥𝗖𝗕𝗢 𝗽𝗿𝗼𝘁𝗲𝗰𝘁𝗶𝗼𝗻 across the circuits

• Corrected cable entries and containment

• Secured loose cabling within the consumer unit

• Corrected the altered busbar arrangement

💡 𝗟𝗶𝗴𝗵𝘁𝗶𝗻𝗴 𝘂𝗽𝗴𝗿𝗮𝗱𝗲𝘀
• 9 new all-in-one LED downlights across the bathroom & en-suite

• New bathroom fused spur

• New master bedroom pendant

• Corrected bonding to metal switches

🔎 𝗙𝗮𝘂𝗹𝘁 𝗳𝗶𝗻𝗱𝗶𝗻𝗴
• Investigated a broken neutral / discontinuous ring final circuit

• Traced and re-terminated connections across the affected circuit

• Corrected high resistance connections identified during testing

🚨 𝗦𝗺𝗼𝗸𝗲 & 𝗵𝗲𝗮𝘁 𝗮𝗹𝗮𝗿𝗺 𝘂𝗽𝗴𝗿𝗮𝗱𝗲𝘀
• New optical smoke alarms
• New heat alarm in the kitchen
• New carbon monoxide alarm

𝗦𝘁𝗼𝗿𝗮𝗴𝗲 𝗵𝗲𝗮𝘁𝗲𝗿𝘀 — 𝘁𝗵𝗲𝘆’𝗿𝗲 𝗯𝗮𝗰𝗸!

Well… they never really went away, but after this job we’re pretty sure we know what it must have been like being a sparky in the 80s! 😂

We’ve recently completed an upgrade to an 𝗮𝗹𝗹-𝗲𝗹𝗲𝗰𝘁𝗿𝗶𝗰 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆, replacing three ageing storage heaters in the lounge, kitchen and hallway with modern ecostrad 𝗛𝗶𝗴𝗵 𝗛𝗲𝗮𝘁 𝗥𝗲𝘁𝗲𝗻𝘁𝗶𝗼𝗻 (𝗛𝗛𝗥) 𝘀𝘁𝗼𝗿𝗮𝗴𝗲 𝗵𝗲𝗮𝘁𝗲𝗿𝘀.

And while the new heaters are a LOT more modern looking…

𝗧𝗵𝗲𝘆’𝗿𝗲 𝘀𝘁𝗶𝗹𝗹 𝗯𝗹𝗼𝗼𝗱𝘆 𝗵𝗲𝗮𝘃𝘆 !

The old storage heaters had to be stripped down and all those storage bricks removed before the new heaters could go in — which explains why the van was looking more like a building site than an electrical van! 💪😂

⚡ 𝗪𝗵𝗮𝘁 𝘄𝗲 𝗶𝗻𝘀𝘁𝗮𝗹𝗹𝗲𝗱

🔹 3 × modern High Heat Retention storage heaters
🔹 Additional circuits to provide 𝟮𝟰-𝗵𝗼𝘂𝗿 𝗰𝗼𝗻𝘁𝗿𝗼𝗹 of the new heaters
🔹 New dedicated 𝘀𝘂𝗿𝗴𝗲-𝗽𝗿𝗼𝘁𝗲𝗰𝘁𝗲𝗱 𝗥𝗖𝗕𝗢 𝗰𝗼𝗻𝘀𝘂𝗺𝗲𝗿 𝘂𝗻𝗶𝘁 for the additional heating circuits
🔹 2kW drying-room circulator for the bathroom
🔹 New controls and connections throughout

The new HHR heaters provide improved heat retention, better control and a much more modern appearance, while still allowing the property to make use of its 𝗼𝗳𝗳-𝗽𝗲𝗮𝗸 𝗲𝗹𝗲𝗰𝘁𝗿𝗶𝗰𝗶𝘁𝘆 𝘁𝗮𝗿𝗶𝗳𝗳.

🏠 𝗟𝗮𝗻𝗱𝗹𝗼𝗿𝗱𝘀 — 𝘀𝗼𝗺𝗲𝘁𝗵𝗶𝗻𝗴 𝘄𝗼𝗿𝘁𝗵 𝘁𝗵𝗶𝗻𝗸𝗶𝗻𝗴 𝗮𝗯𝗼𝘂𝘁

With 𝗰𝗵𝗮𝗻𝗴𝗲𝘀 𝘁𝗼 𝗘𝗣𝗖 𝗿𝗲𝗾𝘂𝗶𝗿𝗲𝗺𝗲𝗻𝘁𝘀 𝗼𝗻 𝘁𝗵𝗲 𝗵𝗼𝗿𝗶𝘇𝗼𝗻, heating systems in older all-electric properties are becoming an increasingly important consideration.

It’s worth remembering that 𝗻𝗼𝘁 𝗮𝗹𝗹 𝗲𝗹𝗲𝗰𝘁𝗿𝗶𝗰 𝗵𝗲𝗮𝘁𝗶𝗻𝗴 𝘀𝘆𝘀𝘁𝗲𝗺𝘀 𝗮𝗿𝗲 𝘁𝗿𝗲𝗮𝘁𝗲𝗱 𝗲𝗾𝘂𝗮𝗹𝗹𝘆 𝘄𝗵𝗲𝗻 𝗶𝘁 𝗰𝗼𝗺𝗲𝘀 𝘁𝗼 𝗲𝗻𝗲𝗿𝗴𝘆 𝗽𝗲𝗿𝗳𝗼𝗿𝗺𝗮𝗻𝗰𝗲.

Simply removing storage heaters and replacing them with another form of electric heating isn’t necessarily a like-for-like swap when it comes to the property’s EPC — and in some circumstances, the choice of replacement heating system can 𝗱𝗶𝗺𝗶𝗻𝗶𝘀𝗵 𝘁𝗵𝗲 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆’𝘀 𝗲𝗻𝗲𝗿𝗴𝘆 𝗿𝗮𝘁𝗶𝗻𝗴.

That doesn’t mean modern storage heaters will automatically improve an EPC rating either — but if you’re a landlord with an older all-electric property, 𝘁𝗵𝗲 𝘁𝘆𝗽𝗲 𝗼𝗳 𝗵𝗲𝗮𝘁𝗶𝗻𝗴 𝘆𝗼𝘂 𝗰𝗵𝗼𝗼𝘀𝗲 𝗶𝘀 𝗰𝗲𝗿𝘁𝗮𝗶𝗻𝗹𝘆 𝘀𝗼𝗺𝗲𝘁𝗵𝗶𝗻𝗴 𝘄𝗼𝗿𝘁𝗵 𝗰𝗼𝗻𝘀𝗶𝗱𝗲𝗿𝗶𝗻𝗴 𝗯𝗲𝗳𝗼𝗿𝗲 𝗿𝗲𝗽𝗹𝗮𝗰𝗶𝗻𝗴 𝘁𝗵𝗲 𝗲𝘅𝗶𝘀𝘁𝗶𝗻𝗴 𝘀𝘆𝘀𝘁𝗲𝗺.

So before those old storage heaters get ripped out and replaced with the first electric heaters you find…

𝗧𝗵𝗶𝗻𝗸 𝗮𝗯𝗼𝘂𝘁 𝘁𝗵𝗲 𝗯𝗶𝗴𝗴𝗲𝗿 𝗽𝗶𝗰𝘁𝘂𝗿𝗲. ⚡🏠
