🏠 𝗥𝗲𝗻𝘁𝗮𝗹 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗘𝗹𝗲𝗰𝘁𝗿𝗶𝗰𝗮𝗹 𝗨𝗽𝗴𝗿𝗮𝗱𝗲⚡
Another rental property brought up to a much safer standard for the landlord following an 𝗘𝗹𝗲𝗰𝘁𝗿𝗶𝗰𝗮𝗹 𝗜𝗻𝘀𝘁𝗮𝗹𝗹𝗮𝘁𝗶𝗼𝗻 𝗖𝗼𝗻𝗱𝗶𝘁𝗶𝗼𝗻 𝗥𝗲𝗽𝗼𝗿𝘁 (𝗘𝗜𝗖𝗥).
Our inspection identified a number of issues, including an outdated consumer unit, incorrect RCD protection, inadequate IP protection, loose cabling, altered busbar arrangements, unsuitable bathroom lighting, damaged accessories, bonding issues and faults on one of the final circuits.
Today we completed some final remedial works, including:
⚡𝗖𝗼𝗻𝘀𝘂𝗺𝗲𝗿 𝘂𝗻𝗶𝘁 𝘂𝗽𝗴𝗿𝗮𝗱𝗲
• New 11-way consumer unit with 100A main switch & Type 2 SPD
• Individual 𝗧𝘆𝗽𝗲 𝗔 𝗥𝗖𝗕𝗢 𝗽𝗿𝗼𝘁𝗲𝗰𝘁𝗶𝗼𝗻 across the circuits
• Corrected cable entries and containment
• Secured loose cabling within the consumer unit
• Corrected the altered busbar arrangement
💡 𝗟𝗶𝗴𝗵𝘁𝗶𝗻𝗴 𝘂𝗽𝗴𝗿𝗮𝗱𝗲𝘀
• 9 new all-in-one LED downlights across the bathroom & en-suite
• New bathroom fused spur
• New master bedroom pendant
• Corrected bonding to metal switches
🔎 𝗙𝗮𝘂𝗹𝘁 𝗳𝗶𝗻𝗱𝗶𝗻𝗴
• Investigated a broken neutral / discontinuous ring final circuit
• Traced and re-terminated connections across the affected circuit
• Corrected high resistance connections identified during testing
🚨 𝗦𝗺𝗼𝗸𝗲 & 𝗵𝗲𝗮𝘁 𝗮𝗹𝗮𝗿𝗺 𝘂𝗽𝗴𝗿𝗮𝗱𝗲𝘀
• New optical smoke alarms
• New heat alarm in the kitchen
• New carbon monoxide alarm
