A well-designed home shouldn’t stop at the external walls. The surrounding landscape plays an important part in how a property is experienced and enjoyed.

This landscaped family garden was designed to be both functional and beautiful, with a wisteria tunnel creating structure through the space and a varied planting scheme selected to provide changing colour and interest throughout the year.

Photographed shortly after planting, the garden is still establishing. Over time, the wisteria will grow across the framework, and the planting will mature, creating a much richer and more vibrant outdoor environment for the family to enjoy.

At CAD Architects, landscape design can be considered alongside the architecture from the outset. Our experienced in-house landscape designer works with clients to create outdoor spaces that complement their homes and respond to how they want to use them — from family gardens and entertaining spaces to more extensive landscape schemes.

With the recent Cornish sunshine, this project is a good reminder of the value of creating outdoor spaces that feel like a natural extension of the home.

Our client wanted somewhere to relax and unwind, but also a space that could comfortably accommodate family and friends for dinners, drinks and long summer evenings.

The covered veranda provides just that. A generous dining area sits alongside a veranda swing for quieter moments, while the open aspect looks out onto the landscaped garden beyond. The timber structure adds warmth and shelter, allowing the space to be enjoyed beyond the height of summer.

It’s a simple example of designing around how a client wants to live — creating a sociable, flexible outdoor space that connects the home with its garden.

Work is starting on this small residential development on the edge of a Cornish village, delivering a mix of new bungalows and affordable homes to support the local community.

CAD Architects have been involved from planning through to the technical design package, developing a scheme that responds carefully to its village setting while creating comfortable, practical homes for modern living.

Accessibility and family life have been considered throughout the design, with a mix of homes intended to meet different needs and stages of life. A restrained palette of render, natural stone and slate helps establish a character appropriate to the rural surroundings, while solar panels and a focus on energy efficiency contribute towards reducing the long-term energy demands of the homes.

As construction gets underway, we're looking forward to seeing the scheme take shape — providing much-needed new housing while remaining respectful of the scale and character of the existing village.

At this barn conversion in the Roseland, the exceptional rural setting became one of the key drivers behind the design.

Working closely with our client, we developed the home around the way they wanted to live while making the most of the site's expansive views. The double-height living and dining space opens up to the countryside through floor-to-ceiling glazing, creating uninterrupted panoramic views across the surrounding fields and rolling Cornish landscape.

The scale of the glazing works together with the generous internal volume to create a bright, open space, while the minimalist interior ensures the landscape remains the focus. Large sliding doors further strengthen the connection between inside and out, allowing the living space to extend naturally into its rural setting.

For us, successful residential projects come from understanding both the client and the site — bringing their aspirations together to create a home that feels personal to them and rooted in its surroundings.

This bathroom formed part of a recently completed extension to a family home in the countryside village of Feock, where CAD Architects worked closely with the client to create a contemporary addition that balances modern living with long-term performance.

Designed with family life in mind, the extension delivers light-filled, energy-efficient spaces that integrate seamlessly with the existing house. Every element was carefully considered, from the overall layout to the detailing and material palette.

The bathroom is a good example of this approach. Warm timber-effect finishes are paired with large-format porcelain tiles and matt black fittings to create a calm, contemporary space. Features such as the herringbone shower wall, recessed niche and concealed lighting demonstrate how thoughtful detailing can elevate everyday spaces.

For us, successful residential design is about more than creating additional floor area. It's about delivering homes that are beautifully detailed, highly functional and tailored to the way our clients live.

Completed a few years ago, this contemporary barn conversion near Perranporth gave a redundant stone agricultural building a new lease of life, creating a distinctive family home while retaining its simple agricultural form and character.

CAD Architects became involved after planning permission had been granted as the client wanted to refine the approved design before construction.

Working through a Section 73 planning application, we amended the approved scheme to carefully excavate the rear of the building to reduce ground bearing pressures. This created the opportunity to introduce new ground floor windows, bringing significantly more natural light and improved ventilation into the living spaces.

Following planning approval, we developed the full technical design and construction package, coordinating the detailed information required to deliver the project on site.

Projects like this demonstrate that architecture continues well beyond planning permission. Thoughtful technical design and carefully considered amendments can enhance both the buildability of a project and the quality of the spaces it creates.

As energy efficiency becomes an increasingly important consideration, more homeowners are recognising the value of Passivhaus design principles without necessarily requiring full Passivhaus certification.

This contemporary rural home, originating from a Class Q conversion, was developed by CAD Architects in close collaboration with CAD Carbon, who produced the technical design package with a strong focus on building performance and long-term efficiency.

By applying a Passivhaus-informed approach, the design prioritises a highly insulated building envelope, exceptional airtightness, reduced thermal bridging and carefully coordinated low-energy systems. The result is a home that requires less energy to heat and cool, offers excellent year-round comfort and is designed to perform for decades to come.

For many clients, this approach provides the best of both worlds - embracing the proven benefits of Passivhaus design while retaining greater flexibility over budget, programme and construction.

Whether clients are aiming for certification or simply a better-performing building, we are able to tailor our approach to suit the objectives of each project.

Great to see the continued progress on our project in Portscatho.

The build is coming together well, thanks to the work and collaboration of everyone involved on site. Designed to make the most of the sweeping sea views, this project is really starting to take shape and is due for completion late 2026.

Not every successful housing development starts with a blank sheet of paper.

This 30-home development on the edge of Crantock, on Cornwall's north coast, was completed several years ago, but it remains a project we're proud to have helped deliver.

Planning permission had already been secured when CAD Architects became involved. Working alongside the developer, Legacy Properties, our role was to adapt the approved scheme to incorporate their established house types—designs that had already proven successful on previous award-winning developments—while carefully navigating the planning process.

That meant preparing and managing a complex series of Non-Material Amendment applications, alongside numerous Discharge of Condition submissions to keep the project moving towards construction.

The project also had to respond to an unexpected ecological constraint, with a large badger sett becoming established on site before development began. This required homes and gardens to be repositioned carefully while maintaining the integrity of the overall scheme. The outcome is a completed rural exception site delivering 30 new homes, with an equal mix of affordable and open market housing, forming a well-considered extension to the village.

Completed a little while ago and now on the market, this substantial refurbishment and extension project in the Roseland demonstrates how carefully considered interventions can completely redefine a property.

CAD Architects worked closely with the homeowners to reimagine an existing split-level dwelling, introducing a contemporary extension and a series of internal alterations that unlock spectacular views across the estuary. What began as a proposal to extend over an existing terrace evolved into a seamless composition of light-filled spaces, generous glazing and carefully crafted architectural detailing.

The resulting home balances modern forms with a restrained palette of natural materials. Internally, double-height spaces, bespoke joinery and carefully framed views create a strong connection between the house and its coastal setting.

Projects such as this highlight the value of thoughtful adaptation; enhancing an existing building while creating a home that feels contemporary and well suited to modern living.
