We’re pleased to have secured planning permission for this new sustainable dwelling in rural Cornwall, following a previously refused application on the site.

Replacing an existing barn, our approach was to develop a contemporary home that retains a clear agricultural character, responding to both the form of the existing structure and its rural surroundings.

The simple pitched form is complemented by blackened Japanese timber cladding, dark metal roofing and well-positioned glazing, giving the house a considered combination of materials that references its agricultural setting while maintaining a contemporary character.

Sustainability has been considered as an integral part of the design, with an emphasis on creating an energy-efficient, comfortable home with reduced long-term energy demand.

Securing approval after the earlier refusal is a great result and demonstrates how a well-considered architectural and planning response can unlock the potential of a challenging rural site.

This carefully considered refurbishment and extension of a historic mill is a good example of how contemporary design can sit comfortably alongside the character of an older building.

The kitchen was kept intentionally simple, combining dark cabinetry and warm timber with a clean, modern finish. This restrained approach allows the materials and original character of the property to remain part of the wider story of the home.

Full-height windows were introduced to maximise natural light and open the interior towards the surrounding countryside, creating a much stronger connection between the living spaces and the views beyond.

For us, working with historic buildings isn't about trying to replicate what was there before. It's about understanding their character and introducing new elements that complement them, creating spaces that work for modern life while respecting the qualities that make the original building special.

Yesterday was an exciting day at CAD HQ with the public launch of Truro City FC’s Milestone Project – the latest chapter in our role shaping the home of one of Cornwall’s premier sports clubs. It was great to see the positive media response to this fantastic project.

For this home overlooking the Cornish coast, the architecture was carefully shaped to create a private, sheltered terrace where our clients could relax and make the most of the spectacular estuary views.

The form of the house naturally encloses the terrace, providing a sense of privacy while remaining completely open towards the water and landscape beyond. Extensive glazing and a frameless glass balustrade help preserve those uninterrupted views, creating a seamless connection between the house, terrace and St Mawes coastline.

Designed as an extension of the internal living spaces, the terrace provides a place for outdoor living, entertaining and simply enjoying the changing character of the estuary throughout the year.

A good example of how the form of a building can do more than define the internal spaces — it can create sheltered, private places outside that are just as important to the way a home is lived in.

CAD Architects worked on the extension and refurbishment of this property in Feock, developing the project from planning through to the detailed technical package.

Rather than focusing on a single addition, the project considered the house as a whole. New bedroom and kitchen extensions, together with a swimming pool and dedicated golf room, have transformed the way the property works and created a series of spaces tailored to contemporary family life.

A key part of our approach was considering the relationship between the new and existing spaces, alongside the property's rural outlook and views. The extensions were positioned and designed to make better use of these qualities while giving the existing home a more cohesive, modern identity.

Energy efficiency was also an important consideration, using the refurbishment and extension as an opportunity to improve the performance of the existing home and reduce its long-term energy demand.

The result demonstrates the potential of reworking an existing countryside property — modernising the home, improving its energy performance and creating spaces that respond more closely to both its setting and the way it is lived in.

A well-designed home shouldn’t stop at the external walls. The surrounding landscape plays an important part in how a property is experienced and enjoyed.

This landscaped family garden was designed to be both functional and beautiful, with a wisteria tunnel creating structure through the space and a varied planting scheme selected to provide changing colour and interest throughout the year.

Photographed shortly after planting, the garden is still establishing. Over time, the wisteria will grow across the framework, and the planting will mature, creating a much richer and more vibrant outdoor environment for the family to enjoy.

At CAD Architects, landscape design can be considered alongside the architecture from the outset. Our experienced in-house landscape designer works with clients to create outdoor spaces that complement their homes and respond to how they want to use them — from family gardens and entertaining spaces to more extensive landscape schemes.

Considering the building and landscape together can make a significant difference to the finished project, creating a home that works as well outside as it does within.

With the recent Cornish sunshine, this project is a good reminder of the value of creating outdoor spaces that feel like a natural extension of the home.

Our client wanted somewhere to relax and unwind, but also a space that could comfortably accommodate family and friends for dinners, drinks and long summer evenings.

The covered veranda provides just that. A generous dining area sits alongside a veranda swing for quieter moments, while the open aspect looks out onto the landscaped garden beyond. The timber structure adds warmth and shelter, allowing the space to be enjoyed beyond the height of summer.

It’s a simple example of designing around how a client wants to live — creating a sociable, flexible outdoor space that connects the home with its garden.

Work is starting on this small residential development on the edge of a Cornish village, delivering a mix of new bungalows and affordable homes to support the local community.

CAD Architects have been involved from planning through to the technical design package, developing a scheme that responds carefully to its village setting while creating comfortable, practical homes for modern living.

Accessibility and family life have been considered throughout the design, with a mix of homes intended to meet different needs and stages of life. A restrained palette of render, natural stone and slate helps establish a character appropriate to the rural surroundings, while solar panels and a focus on energy efficiency contribute towards reducing the long-term energy demands of the homes.

As construction gets underway, we're looking forward to seeing the scheme take shape — providing much-needed new housing while remaining respectful of the scale and character of the existing village.
