The Modulek Timeline takes you through the process from your initial enquiry and concept design through to planning, offsite manufacturing, site works, installation and final handover.

The crucial difference is that several stages can happen simultaneously. Up to 70% of the building can be constructed offsite while groundwork progresses on site, allowing the two programmes to run in parallel. Depending on the project, this can result in a building being ready for use in around half the time of a traditional build.

What happens when your appointed contractor pulls out just as your project is ready to begin?

That was the situation facing Exeter City Football Club and its Supporters' Trust. Their long-awaited new training facility was suddenly in jeopardy, with a critical completion date still needing to be met.

Having already met with the club during the concept design stage, Modulek understood the project and was able to move quickly. A revised cost and build schedule was developed, the project was brought back within an affordable budget, and work could get underway.

Just 16 weeks later, the new 850m² training pavilion was complete.

The finished facility includes state-of-the-art gym and fitness spaces, treatment rooms, first-team and academy changing facilities, offices, analysis rooms and a central dining area overlooking the training pitches.

It's a project that demonstrates the importance of having delivery expertise around the table early — and the difference the right construction partner can make when circumstances suddenly change.

Case Study: Cambridge United Football Club âš½

Cambridge United had ambitious plans on the pitch, but their existing training facility was no longer capable of supporting those ambitions off it.

The answer was a new 750m² training pavilion, delivered by Modulek in just eight weeks.

Working within a challenging site and strict planning requirements, the facility was designed to sit sympathetically within its surroundings while targeting BREEAM Excellent standards.

Crucially, the building brings first-team and academy facilities together, helping the club create a clear pathway for developing players. A state-of-the-art gym overlooks the training pitches, complemented by a covered outdoor warm-up area, while sustainable features include solar PV, a sedum roof, heat recovery ventilation and rainwater harvesting.
