🔧 A QUICK LOOK BEHIND THE SCENES…

A little insight into what actually goes into a boiler service at Lakes Plumbing & Heating.

Today we were servicing a Baxi 830, and managed to grab a few clips along the way — including:

🔥 Heat exchanger inspection & clean
💧 Drop test
🧹 Cleaning and checking components
🔍 General safety and condition checks
⚙️ Making sure everything is operating as it should

Of course, I completely forgot to record the flue gas analyser checks and half the other stuff we do 🙈😂 Apparently being a heating engineer and a cameraman at the same time isn’t my strong point.

A boiler service isn’t just taking the case off, having a quick look and putting it back together. It’s about checking the boiler is safe, clean and operating correctly.

💧 LEAK TRACED, FOUND & REPAIRED 🔧

This customer came to us after being recommended by one of our existing customers — always great to know our work is being passed on. 🙌

The customer had noticed signs of a leak, but finding the source wasn’t quite as straightforward as it first appeared.

🔎 After carrying out trace & access work, we found the problem:
The washer on the shower waste had come away from the compression side of the trap, allowing water to escape whenever the shower was used.

We suspect the shower waste may have been plunged prior to the customer moving into the property, which had disturbed the washer.

To make matters trickier, the property has a double ceiling, meaning the leaking water had been travelling and collecting between the two ceilings before eventually becoming visible below.

✅ Leak successfully traced
✅ Access created to locate the source
✅ Shower trap repaired and correctly refitted
✅ Tested for leaks
✅ Area left safe and secure

Sometimes where the water appears isn’t where the leak actually is — that’s where proper trace & access comes in.

Everyone at Lakes Plumbing & Heating would like to send our deepest condolences to the families, friends and colleagues of the two Cleveland Police officers who tragically lost their lives in the line of duty.

Having been brought up in Cleveland and having friends who serve within the police, this tragedy feels particularly close to home.

Police officers go to work every day to protect our communities, never knowing what they may face. The loss of two officers serving their community is absolutely heartbreaking.

Our thoughts are with their families, loved ones, colleagues and everyone at Cleveland Police at this incredibly difficult time.

🔥 A BLAST FROM THE PAST! 🔥

A few weeks ago, we were asked to remove this old Parkray Cowan high-level gas cooker from a property that was being sold.

We reckon it dates back to around the late 1960s / early 1970s — meaning it could be over 50 years old! 😳

And the best bit… it still worked! 😂

Unfortunately, its cooking days were finally over and off to the scrap yard it went.

They always say “they don’t make things like they used to”… and looking at this thing, they might have a point! 😂

🔧 RECENT BOILER REPAIR – IDEAL LOGIC 🔧

We were called out to an Ideal Logic heat-only boiler displaying an L2 fault code and failing to fire correctly.

Once the boiler was opened up, the problem soon became apparent… the spark electrode and flame sensor had definitely seen better days! 👀

Both components were replaced, the boiler was reassembled, and all relevant safety and operational checks were carried out.

✅ New spark electrode and flame sensor fitted
✅ Tested and operating correctly

Called out at the start of the week for a boiler fault that originally happened on Saturday. The landlord assumed we didn’t work weekends, so another local company attended first.

They were there around 10 minutes, charged £360, and advised it was an electrical fault and that the boiler needed replacing.

The landlord then asked us to investigate and confirm whether the diagnosis was correct. After around an hour of fault-finding, we identified the issue and ordered the required parts. Unfortunately, they weren’t in stock immediately.

Once the parts arrived, we returned and within 45 minutes had the boiler fully operational again with heating and hot water restored.

Not every boiler needs replacing. Accurate diagnostics and proper fault-finding matter.

💧 Kitchen Leak Sorted 💧

Called out by a landlord after two other companies had already attended… and the leak was still ongoing.

Didn’t take long for us to track down the source of the issue 🔍

Sometimes it’s not about how many times it’s looked at — it’s about knowing what you’re looking for.
