It's a question most buyers don't ask until it's too late ๐
A worn, neglected roof is one of the biggest red flags a property can have, and one of the most commonly overlooked during the excitement of a house purchase. Buyers spend hours looking at kitchens, bathrooms and dรฉcor, and barely a minute looking up.
But here's the reality. A roof in poor condition isn't just an aesthetic issue. It's a signal that water may already be getting in, that structural timbers may have been compromised, that insulation may be saturated and that the cost of putting it right could run into thousands, none of which shows up in the asking price.
Surveyors flag roof condition regularly. Estate agents don't always volunteer it. And sellers don't always know the full picture themselves.
If you're buying a property and the roof looks worn, patchy, heavily mossy or visibly sagging from the street, get a specialist roofing inspection before you exchange. Not after, it could help you negotiate the price and save you thousands.
And if you're selling? A roof in good condition is a genuine selling point. One in poor condition is a negotiation tool in the buyer's hands, not yours.
