Tiling over a manhole inspection cover is never a good idea! Unfortunately for our client, a restaurant owner in London, this issue was inherited upon purchasing the property. The obstructed access to the commercial kitchen drainage system resulted in a blockage that caused costly water damage to the neighbouring property due to wastewater leakage through the chamber itself and several uncapped, redundant lateral connections. After a thorough investigation we broke out the inspection cover, removed years of accumulated fat and grease deposits from the chamber, and fully descaled the drainage system to the public sewer outfall.

A pre-property purchase CCTV drain survey or regular PPM drain maintenance cleaning and inspection would have identified this covered chamber. Either of these important drainage services would have also highlighted the risks associated with insufficient access to the drainage system and the uncapped redundant drains, allowing the unsuspecting property owner a proactive remedial plan long before an emergency blockage and flooding situation could arise.

A drainage related damp issue, the owner of a ground floor flat in London reported the appearance of damp upon an internal wall shortly after the first-floor flat relocated its kitchen and connected a wastewater pipe to a rainwater downpipe hopper. Although this was not a misconnection due to the underground drainage system serving the property being of combined duty, the increased frequency and volume of water discharging into the old clayware gully below was the tipping point. This discharge highlighted an existing structural issue within the gully itself causing leakage that saturated the soil against the external wall which then led to the internal damp.

Pro Drain conducted a quick investigation and implemented the decisive plan: removing and replacing the gully with a new, slightly relocated polyvinyl chloride gully pot, complete with a preformed concrete surround. Problem solved ! But the moral of these types of drain related problems is that the cost of a prior drain survey—to check existing drains before new connections and increased wastewater output—is relatively cheap and will save you money compared to dealing with costly property damage as an afterthought.

Post-construction and property renovation, drain cleaning and CCTV pipe inspections are a vital component of a successful project and smooth handover. Removing rubble, debris, concrete wash, plaster and paint residue etc from underground drains and gully pots ensures the drainage system remains in good serviceable condition. This prevents the main contractor from being called back or held liable for blockages or damages due to flooding and water damage.

A full drain survey after cleaning, which allows for a detailed condition assessment should be on the list for all project managers. This inspection checks for any damage that may have occurred to pipelines during the project and confirms that new installations and connections were completed correctly, for example with no open or displaced joints ensuring no hidden underlying issues will cause future problems. Providing the property owner with a clean, structurally sound drainage system upon project completion / handover, along with a detailed report and recordings for proof, benefits the owner by offering peace of mind and protects the main contractor / company from future claims related to post-construction drainage issues.

Drainage pipes laid with a lack of gradient pose a risk to the efficiency and serviceability of the drainage system. Standing, stagnant water can cause foul odors to vent within or around a property. Furthermore, the sedimentation of solids and increased rate of solidified fat and grease build up lead to frequent blockages. Regular high pressure water jet cleaning of a back falling drain can help clear standing water, encrustations and settled deposits; however, this is not a permanent fix and involves ongoing costs.

When logistically possible and cost effective compared to the financial burden of ongoing maintenance, replacing underground drains with an insufficient gradient is the permanent solution. Pro-Drain Ltd recently completed a drain replacement project at a major Victorian property renovation in central London. We replaced two original clay ware drains with new polyvinyl chloride (PVC) underground pipes, both laid with the appropriate gradient of 1:40 (25mm per meter) for foul water drainage.
