As of Monday, 27th October 2025, new legal requirements are in place across England. Landlords must now investigate and resolve serious damp and mould issues within tight timeframes — or face consequences.

❗ Emergency damp and mould problems must be made safe within 24 hours
🔎 All other significant damp issues must be inspected within 10 working days, with repairs underway shortly after
🚫 Blaming tenants’ “lifestyle” is no longer acceptable — landlords are legally responsible for identifying and fixing the root cause
🛠️ Preventative work must also begin quickly and be fully completed within 12 weeks
