Planning permission has been granted for a new house in the Northamptonshire countryside.

Approved by West Northamptonshire Council, the scheme will replace an existing 1960s house and garage with a new dwelling and detached carport.

The new family home will feature brickwork with stone detailing and clay tiles - materials carefully chosen to reflect the local architectural character.

Council planners recognised the proposal as a significant enhancement, describing it as more attractive and better suited to its rural setting than the previous property.

The project also includes a new wildflower meadow and hedgerow planting to support local wildlife and enhance biodiversity.

Our scheme for The People’s Market – a listed building in the heart of Hambledon - has gained planning permission from South Downs National Park Authority. The design keeps the historic street frontages intact while adding real value for the owners. No changes are proposed to the operation of the village shop, a local community asset.

• Converting the former garage into a separate three-storey home, keeping its character doors and adding two parking spaces in the courtyard.
• Upgrading the flat above the shop from one to two bedrooms
• Adding a single-storey rear extension, sensitive to the historic building

Kings Somborne, Wi******er Road.

This project aims to secure planning permission for an infill development within Kings Somborne Conservation Area. The proposal is for two high-quality homes with associated landscaping and parking, making efficient use of a 0.15-hectare plot (scrubland) within the village settlement boundary. The design, prepared with input from Robert Adam, sensitively responds to the local context, incorporating traditional elements, such as steeply pitched roofs and brick and flint materials. Located within Flood Zones 2 and 3a, the site is at medium to high risk of flooding. This has been carefully addressed through raised floor levels, flood compatible design, a sustainable urban drainage strategy and controlled discharge of surface water to a nearby watercourse.

A planning application has been submitted to Test Valley Borough Council.

BEE-spoke barn in the New Forest

The Noble Bee, an award-winning New Forest honey producer, has received planning permission to refurbish and repurpose its existing barn. Designed by Masker Architects, the scheme was unanimously approved this week by New Forest District Council planning committee.

The project creates dedicated space for honey sales, potting and candle making, plus a new first-floor flat for the beekeeper-owners. All achieved without changing the barn’s footprint or massing and respecting its countryside setting.

The sensitive, eco-friendly design keeps the barn’s concrete frame, significantly reducing carbon emissions and replaces asbestos corrugated sheeting with oak feather-edge cladding to keep its agricultural character. Rooflights and new windows bring natural light into the new workspace and home - large timber-screened panels above and smaller openings below.

The NFDC officers took a balanced approach in their recommendation and approved the scheme despite it not being obviously compliant with planning policy. There were no neighbour objections – only support.

Planning consultancy was provided by Chartered Town Planner, Justin Packman, of JJP Planning.

We’re pleased to share our latest project in Wi******er, designed for Alfred Homes. Working closely with our client and the city council’s planning officers, we’ve developed a sensitive scheme for the redevelopment of a redundant care home site on Park Road.

Central to the design is the restoration of Brendon House (1905–07), an Edwardian building that will be converted into three homes while retaining its character inside and out. Five new traditionally styled homes are arranged around landscaped courtyard spaces, creating a strong sense of place.

The proposals have been welcomed by Wi******er Preservation Trust, which supports both the conservation-led approach and the inclusion of sustainable features such as solar PV panels and heat pumps.

A planning application has now been submitted.

Masker Architects worked alongside Alfred Homes to provide architecture design services for 22 new homes, including 50 per cent social housing.

Cllr Martin Tod, Leader of Wi******er City Council, commented:

“This is such a carefully thought through and planned development: it won’t just be providing attractive and much-needed new homes — both market and council — but it’s also part of improving facilities and flood protection in the village.”

Working with Collaborative Architecture, this design for a new country house has been submitted for planning approval. Under Paragraph 84e of the National Planning Policy Framework (NPPF), isolated homes in the open countryside can only be approved if they meet "exceptional quality" standards. Designed to achieve that, this home has been commended by the Traditional Architecture Group (TAG) for its "truly outstanding design," innovative, low-carbon Porotherm clay brick construction and a water source heat pump.
