Recent changes to planning legislation have expanded the potential for converting agricultural buildings into residential dwellings under Class Q permitted development rights.

Planning a renovation or new build? Don't let your dream project get stuck in red tape. Here are the top 5 traps I see homeowners and developers fall into:

1. Assuming "Permitted Development" is a Free Pass: Just because you think it’s a small extension doesn't mean it doesn't need formal Lawful Development Certificate. One wrong measurement and you’re looking at an enforcement notice.

2. Confusing Planning with Building Regs: These are two different beasts. Planning is about how it looks and its impact on the neighbors; Building Regs is about how it’s built (safety, insulation, and structure). You need both!

3. The "Build Now, Ask Later" Strategy: Retrospective planning is a gamble you usually lose. If the council says no after the roof is on, the "demolition" conversation is a very expensive one.
