If you're lucky enough to have a Grade II listed building full of character features, you'll know that any works carried out require Listed Building Consent (LBC) for most structural, exterior, and significant interior alterations.

MB Architecture were appointed to modify elements added to the building since it was first built.

We proposed multiple options, first discussing and sketching ideas before putting together an accurate representation of the building for the heritage officer to approve.

The works have since been approved, built and finished to a very high standard whilst maintaining the classic sense of style and proportion of the property!

FAQ: Will I get planning permission?

This is possibly THE most frequently asked question we get from single-story extensions to large-scale multi-dwelling projects.

The answer is never guaranteed, but you can increase your chances!

At MB Architecture, we start every project with an in-depth evaluation to determine whether a proposed building project is practical, financially viable, and compliant with planning regulations.

This includes:
☑️ Site analysis
☑️ Assessing local planning history and possible restrictions
☑️ Possible environmental or ecological issues that may impact permission

Preparing and submitting designs with all the above in mind ensures a much higher success rate for your project. ✅

We want to do all we can to make the process of designing, applying for the relevant permissions, and building your project as successful and stress-free for you as possible.

When this young family contacted us, they were struggling with the layout and space of this 90s-built property. The kitchen was in a small room at the front of the property, and the living room was used to access the second reception room at the back.

The MB Architecture team developed a set of design proposals that enabled the ground floor to be reconfigured and extended.

The result?
🪑 A fantastic open-plan space
🍴 A large kitchen/dining/living area to the rear
🧺 A large utility room
📺 A second reception room
📚 A large study

One of the most common questions we get asked is how much will my self-build project cost?

This depends on two things:
🌱 The price of land
🧱 The price of the build

The price of land is usually known as the residual land value. This is the Gross Development Value of the proposed project minus all costs and required profit. The residual figure is the land value.

The price of the build is more predictable, depending on construction methods, the site's difficulty, and the design's complexity!

Land without planning permission should be significantly cheaper than land with planning permission.

Either way, it is beneficial to consult with an Architectural firm (such as ourselves) before buying the land!

Set in a highly desirable area of Horsell, our client had the vision to purchase a plot with a small, dilapidated house that needed to be demolished.

We worked closely with our client to understand their vision and requirements for their dream eco home (with plenty of space to entertain, relax, and study).

The proposal incorporates:
💡 High air tightness
💡 Energy recuperation technology
💡 Solar panels
💡 Ground/air source heat pumps
💡 Solar gain control measures
💡 And electric car charging points

The result will be a stunning family home and a great addition to a smart residential road, and we can't wait to share the final results!

If you're thinking of embarking on a self-build or home renovation project this year, it's normal to be a little apprehensive.

There are lots of horror stories about home-building projects that have to be torn down days after completion due to planning problems, and cowboy builders who've abandoned half-finished work after taking all your money.

At MB Architecture, we can assure you that your project is in safe hands. 🤝

Not only are we registered with the Royal Institute of Chartered Surveyors, but as a team we have over 60 years of experience.

We'll be with you every step of the way, from planning permissions and surveys to appointing contractors from our trusted network.
