The infiltration rate that gets a site through planning is measured in winter, not in July.

BRE 365 is clear on it. Test when soil moisture and groundwater are highest. October to March is that window.

It matters because the soakaway base must sit at least a metre above the maximum water table, and the design rate is the slowest result at the position the soakaway will occupy.

🗺️ Region changes everything. Mercia Mudstone with made ground behaves nothing like London Clay, chalk or glacial till.

⏳ Ground data, groundwater evidence, strategy, LLFA and water company consultation, then approval. Months, not weeks.

📐 Infiltration assumptions get built into layout and appraisal before anyone tests them. Confirming them now is a site visit. Correcting them in spring is a redesign.

UK housing delivery is under pressure. 🏡🚨

Government targets are rising, local authorities are processing more applications, and developers are being pushed to bring viable sites forward faster.

At the same time, the technical challenge is increasing.

Many drainage networks are already close to capacity, extreme rainfall is placing greater strain on infrastructure, and planning authorities want stronger evidence that new developments will not increase flood risk elsewhere. 🌊

That means more scrutiny around flood risk and exceedance routes, surface water management, SuDS integration, discharge rates and outfall capacity, long-term maintenance, and the evidence supporting the strategy as a whole.
