🔹 Also in East Yorkshire, we gained approval for a sleek, modern extension to a traditional farmhouse. Featuring expansive glazing, charred timber cladding, and a shaded outdoor kitchen, this design creates the perfect indoor-outdoor flow.

🔹 In North Yorkshire, we’re thrilled that our proposal for a contemporary replacement dwelling was approved—proving that modern architecture can sit harmoniously alongside traditional homes in sensitive locations.

Exciting progress on our veterinary practice extension! 🚧 We’re making great strides, with the critical phase of connecting the existing spaces to the new addition now underway. This has required careful planning and close collaboration with our client and contractor to ensure minimal disruption to the vital operating theatre, keeping it in action throughout the process.

Every detail is being meticulously considered — from seamless flooring integration with the kennels to top-quality finishes and equipment installation. Hygiene is a top priority to ensure the highest standards are maintained in every space.

The Green Vets is truly a Covid success story, embodying strong principles in both how they care for animals and their commitment to their community. We’re thrilled to be part of their growth and success! 🌿🐾

When you renovate an older home, surprises are almost always in store. This project was no exception, but our client knew what they were getting into, given the history of the property.

With the aid of a brilliant team, we are completely transforming this house. The home will be fully insulated and re-rendered, with extensions both at the rear and side well underway, more than doubling the original size.

The result? A perfect blend of modern living spaces with timeless village charm. We can’t wait to see how this progresses over the coming months.

Just before Christmas, we submitted plans for a stunning new replacement dwelling nestled in the heart of the North Yorkshire countryside.

Surrounded by expansive farmland and set against the backdrop of its own ancient woodland, this design is inspired by its natural environment.

The carefully chosen materials—rich timber, handcrafted brick, and sleek metal cladding—pay homage to the distinctive blend of local homes and agricultural buildings, seamlessly integrating with the landscape while offering a bold, modern take on traditional craftsmanship.

Together with O’Neill Associates we are pleased to have secured Planning Approval and Listed Building Consent for the conversion and extension of this Grade II Listed property in York.

This will create three holiday lets and extend the kitchen and restaurant area at ground floor.

The proposals include a first floor, rear extension associated with the holiday let, and a contemporary designed dormer to the rear roof slope.

Conservation comments stated that the proposal “achieved a quality of detailing in new interventions” and would “secure the extant building fabric, repair vulnerable original fixtures and enhance the street presence of the building”.

Building services such as mechanical and electrical, heating and ventilation require design, collaboration and an understanding between all the team involved.

Working closely with the contractor and numerous sub-contractors on our extension project to a veterinary practice, we have co-ordinated the many building services systems, including MVHR, so that they can be seamlessly integrated into the interior layout, rather than looking like afterthoughts.

This attention to detail and collaborative approach stretches across all the projects that Mass work on, from residential extensions and new build homes, to commercial and historic buildings.
