გავცდით საქართველოს და წარმოგიდგენთ ამერიკული ბაზრისთვის შექმნილ პროექტს: ეს არის ინდივიდუალური საცხოვრებელი სახლი, რომელიც დაგეგმარებულია ადგილობრივი ქალაქგეგმარებითი ნორმებისა და შეზღუდვების გათვალისწინებით ტიპიური ნაკვეთისთვის. დამკვეთის მიზანია გაყიდოს აღნიშნული პროექტი სამშენებლო რეალიზებასთან ერთად.
I'm excited to share my latest project with a U.S. client - a beautiful sample house design for Stone Harbor, created for a typical 50'×110' lot. The goal was to develop an appealing concept that could be implemented locally and attract potential buyers, with the client also handling construction.
The process started with an in-depth study of zoning regulations, ensuring the design met all development ratios, setbacks, and height restrictions. With a 2-story limit in Stone Harbor, fitting a spacious 5-bedroom home within these constraints was quite a challenge. After exploring multiple layout options, we finalized a plan that maximized comfort and functionality.
Given Stone Harbor’s breathtaking ocean views, the heart of the home - a large open-concept kitchen and living area - is located on the second floor, along with the master suite and an additional bedroom. The first floor includes 3 more bedrooms, a cozy family room, and auxiliary spaces. Designed as a classic wood-structured home, it features traditional decorative elements that blend seamlessly with the coastal surroundings.
I developed a highly detailed 3D model, creating stunning visualizations, including 3D floor plans, to bring the concept to life. Now, the client is set to introduce this design to the market, offering both the lot and the project to potential buyers.
