We are delighted to share The Floating Grid.
The transformation of the PAEGA warehouse, built in 1927–28 and located within the Port of Thessaloniki, gives new life to 15,000 m² of industrial heritage through its adaptive reuse as a contemporary business center.
Considered restoration, structural reinforcement and energy-efficient design preserve the building’s distinctive industrial identity while introducing a contemporary architectural language.
At ground level, expansive canopies extend the building into its surroundings, creating the impression of a gridded volume floating above the waterfront. On the roof, photovoltaic canopies provide shaded outdoor spaces overlooking both the city and the sea. Natural daylight, ventilation and enhanced indoor environmental quality support the project’s LEED Gold certification.
The PAEGA building is the first intervention within the Port of Thessaloniki’s wider strategy to reactivate its historic waterfront district. Conceived as a pilot for the transformation of an underused industrial zone, the project contributes to repositioning the area as a destination for everyday life, investment and long-term urban growth.
From competition and design to construction and completion, it has been a privilege for Deda & Architects to follow this remarkable project over the years—particularly given its scale and significance for Thessaloniki, the city where our practice was founded.
