Another one of our projects progressing nicely in Ballincollig as we move into the second fix stage. 👌

With the major structural works now complete, our team is busy fitting doors, skirting, architraves and all the finishing touches that really bring the space to life.

It’s always exciting reaching this stage of an attic conversion, where months of planning and hard work start to come together into a beautiful new living space for our clients.

🔨 CORK GARAGE RENOVATION – FINAL STAGES! 🏡✨

This garage renovation in Cork is now entering the final stages, and we’re excited to share the finished result very soon.

The final bits of plastering are being completed this evening and tomorrow, while the bespoke custom units are currently being handcrafted in our workshop and are due to be installed later this week. 👌

This project involved extensive remedial and renovation works, including:

✅ Removal and treatment of black mould
✅ Replacement with insulated floor slabs
✅ New plasterboard and full replastering throughout
✅ Complete roof strip and rebuild
✅ Roof structure works
✅ New metal trims fitted to roof edges
✅ New fascia, soffit and PVC system
✅ New soffit boxes installed
✅ Full drainage system installed at the front of the garage
✅ Bespoke built-in storage units made in our workshop

A key challenge on this project was surface water from the driveway flowing toward the garage due to the area’s high rainfall. To combat flooding and dampness, a new drainage system was installed to divert water away from the building and protect it long term. 💧

The space is being transformed into a warm and functional kids’ playroom, with insulated slabs helping to keep the room comfortable throughout the winter months. ❄️➡️🔥

We’re looking forward to sharing the final reveal once the custom joinery is installed later this week. Stay tuned! 👀

🏠 BALLINCOLLIG ATTIC CONVERSION – NEARLY COMPLETE 🔥

Another full attic conversion project coming close to the finish line for the Tip Top Carpentry team 👌

Plastering is being finished off this evening, with just a few small bits left to complete on the second level 💪

The project is now fully ready for:

This attic has completely transformed the house, creating a huge amount of additional living space while blending seamlessly into the existing home 👏

🚧 FULL GARAGE RENOVATION – SOUTH SIDE CORK 🚧

We recently carried out a full inspection on this garage renovation project on the south side of Cork. The original plan was to transform the space into a modern children’s playroom with a small kitchenette area, bespoke storage units, and custom bookshelves handcrafted in our workshop 👌

During our initial inspection, we uncovered major structural and water damage issues throughout the building ⚠️

❌ Severe black mould on walls, ceilings & skirting
❌ Rotten roof structure in the attic
❌ Failed fascia & soffit system
❌ Ongoing water ingress
❌ Damaged slabs & plasterboard
❌ Incorrectly fitted PVC with multiple failures
❌ No proper drainage around the building

Due to the extent of the damage, the building required a full strip back and complete renovation to make it safe, dry & structurally sound 💪

Works currently underway 👇

✅ Full roof replacement
✅ New breathable membrane & battens
✅ New fascia, soffit & overfascia
✅ New gutters & PVC system
✅ Ridge caps & side walls repointed
