✨ Completed in 2020 | 1–3 Tower Buildings, MacCurtain Street, Cork

Located in the heart of Cork’s Victorian Quarter 🏛️, this landmark building was carefully restored and renovated from the bare structure through to full fit-out, bringing a prominent early 20th-century building back into active use.

The works focused on preserving and enhancing the building’s historic character, including the repair and restoration of the original brickwork and terracotta detailing 🧱, replacement of unsuitable PVC windows with conservation-appropriate timber sliding sash windows 🪟, and refurbishment of the turret cornicing and rooftop iron railings 🔨.

The completed development now accommodates retail units at lower levels 🛍️ with residential apartments above 🏠, contributing to the ongoing regeneration of MacCurtain Street.

Phase 2 has commenced on the reroofing project at the former Cooperage building! 🏗️
Located on the old Irish Distillers site off Popes Quay, dating from circa 1890–1900, this structure sits adjacent to the former Bottling Plant and now serves as a UCC annex for lecturing and research. 🏛️

The works involve the replacement of the existing failing natural slate roof. The original build-up comprised natural slates fixed to battens over a horsehair layer on pine tongue-and-groove boarding, all supported on timber rafters. Existing steel gutters are also being prepared and repainted as part of the works. 🎨

Clean lines and material contrast define this exterior detail—natural stone cladding paired with precast coping and a gravel drainage base. The staggered stepping stones create a functional circulation path while maintaining permeability and low maintenance. 🧱📐🌿

A roof junction detail shaped by weathering, craft, and careful layering. 🌧️🧱

Lead flashing is stepped into the brickwork, following the mortar joints to shed water cleanly away from the façade.
Each piece overlaps to create a continuous barrier, directing runoff down onto the roof surface below.
The valley is formed to collect and channel water efficiently, with the lead dressed over the junction for durability and longevity.

Brick, lead, and slate are coordinated to form an effective weathering detail.

A minimal stair detail driven by hidden structure and tight joinery. 🪵✨

Each tread is supported by a concealed steel plate connection fixed back to the primary structure, transferring loads into the support.
The timber tread is formed as a built-up assembly that wraps the steel, with fixings expressed subtly to the underside.
The glass balustrade is rebated into the tread, maintaining a seamless and continuous detail.

Hidden stories in the rafters.

While surveying St Colman’s College, Fermoy, we looked up and found something unexpected - layers of student graffiti etched into the roof trusses over decades.

Names, dates, messages… small moments frozen in time, quietly becoming part of the building’s history.

Architecture isn’t just about structure - it’s about the people who pass through it, and the marks they leave behind.
