📢 Project news: Construction is progressing on the 24-room redevelopment of Roebuck House at Our Lady’s Grove in Dublin 14.

The approved scheme combines the restoration of the existing historic building with a new extension, creating private ensuite accommodation alongside shared spaces and landscaped gardens.

3D Design Bureau supported the project through planning with verified view montages, presentation photomontages and a Daylight and Sunlight Assessment, helping the project team review the developing design and communicate how the restored building and new extension would sit within the surrounding area.

📢 Project news: Dún Laoghaire-Rathdown County Council has issued a decision to grant permission for a new 22-unit residential scheme at the former Dalkey Lodge Nursing Home site.

The approved development will deliver a mix of houses and duplex apartments, together with landscaped open spaces and improved pedestrian connections.

3D Design Bureau supported the project team across different stages of the scheme, including this planning application, where we produced verified view montages and internal site CGIs. These were developed closely with the planning consultant and architects to clearly communicate the scheme's design and its relationship with the surrounding area.

📢 Project news: As featured in The Irish Times, South Dublin County Council has granted planning permission for a new mixed-use development at Whitestown Way, Tallaght.

The approved scheme will deliver a mix of one-, two- and three-bedroom homes across two connected blocks, alongside commercial space, a crèche, public and communal open spaces, and supporting infrastructure.

For this project, 3D Design Bureau produced a Daylight and Sunlight Assessment, aerial visuals, architectural CGIs and verified view montages. These solutions supported the design team as the scheme developed and later provided the local authority with clear visual and technical information to inform its assessment, contributing to a successful planning outcome.

📢 Project news: Plans have been submitted to Dublin City Council for a new 37-bedroom boutique hotel and hospitality development centred on the former Ulster Bank at 130 Baggot Street Lower, Dublin 2.

The plans include a hotel, restaurant, bars, café, spa and wellness facilities, with the former banking hall and basement vaults incorporated into the new scheme.

Working closely with the design team, 3D Design Bureau supported the application by producing a suite of 3D visuals and a Daylight and Sunlight Assessment.

📢 Project news: Planning permission for a major 159-home scheme at Sea Gardens, Bray has been upheld by An Coimisiún Pleanála following a third-party appeal.

The approved Block A development will complete Phase 1 of the Sea Gardens masterplan and will deliver 150 apartments and 9 townhouses, together with a strong mix of internal and external resident amenities. For this project, 3DDB produced a Daylight and Sunlight Assessment and verified view montages, helping to communicate the proposed scheme through planning.

📢 Project news: Work continues on Wicker Walk, a new 660-home phase of the wider Seven Mills, Dublin’s newest town.

This phase will deliver a mix of houses, duplexes and apartments, together with a crèche, community floorspace and extensive public open space. 3D Design Bureau supported the planning process for Wicker Walk by producing architectural CGIs and verified view montages.

3D Design Bureau has collaborated and continues to work on multiple phases of Seven Mills.

📢 Project news: Following an appeal, An Coimisiún Pleanála has upheld planning permission for a 57-home residential development at Scholarstown House, Dublin 16.

The approved scheme includes a new apartment block, together with the retention, alteration and conversion of Scholarstown House into two homes. For this project, 3DDB produced 3D visuals and a daylight and sunlight assessment report to help communicate the proposal and its relationship with its surrounding environment.
